The MAS manipulates mortgage rates at a lower level in order to artificially inflate home prices higher:
- To transfer wealth from young families to old retirees, speculators and developers.
- To avoid having to increase HDB home-loan rates, in order to justify a lower CPF-OA/SA interest rate.
- To churn the HDB market via higher resale prices to support higher BTO prices.
