Bros, just updated my graph. This time showing PRs + FTs population vs HDB Resale Index. Previously. DOS never revealed PR numbers. Only not too long ago they did. Hence, my previous graph is not too accurate to reflect foreign population since it did not include PRs. But I can only show 6 points cause DOS only reveals PR data from 2004 onwards. They still keep old data a secret. I wonder why… anyway, here’s the graph.
The correlation index is very high, at 0.93 (with 1.0 being a perfect correlation). We need to factor in FTs (ie, non PRs) cause even though they can’t buy HDBs, many are renting it and with large numbers coming in, HDB resale rental becomes very lucrative. PRs and even some of the private property Singaporean owners are cashing in to buy up HDB resales to rent out (I don’t blame them, got 6-7% return!)…
