Broadway Group bought this HDB coffee shop for a record
price of $23.8 million (Photo OMY).


It was reported that Broadway Group had recently bought an HDB coffee shop in
Hougang Avenue 4 for $23,888,888 (‘HDB coffee shop sold for record $23.8M, stallholders fear rental
rises
‘), beating the previous record price of $15 million for an HDB coffee
shop.

The coffee shop is about 4,025 sq ft in size and has 17 stalls operating
inside. The sale is expected to be completed by September 2013.

It was also reported that the stallholders are now worried that their rent
will increase as a result of the high-price sale. It has been estimated that if
Broadway Group wants to achieve a 5% return on its investment, it will have to
charge each stall, on the average, close to $6,000 in monthly rent.

Not only the stallholders are worried, Singaporeans are worried too. In a
letter to ST Forum today (3 Jul), Mr Tang Swee Seng commented, “Such
extraordinary prices for an HDB commercial space worry me as high resale prices
may lead to rent increases, and ultimately costlier food and drinks. Ordinary
folk who patronise the coffee shop end up being the losers.”

“HDB spaces should be sold back to the Housing Board, which can act as the
clearing authority, especially when subsidies were provided in the original
sales. Otherwise, we would all be the poorer in time to come.”

According to its website (http://www.broadway.com.sg), Broadway
Group was incorporated in Singapore in 1997. Its principal activities are the
operation and management of coffee shops, food courts, canteens and cooked food
stalls. Currently, it has a chain of 15 eating houses, food courts and 1
restaurant in Singapore.

According to an ST report (‘HDB coffee shop in Hougang sold for record
$23.8m’, 1 Jul), reporters’ attempts to reach both Broadway Group and the seller
for an interview were unsuccessful.

TR Emeritus (TRE) went to check the ACRA registration of Broadway Food Centre
(Holdings) Pte Ltd and discovered that the holding company belongs to Broadway
Textile Pte Ltd. The directors of Broadway Food Centre (Holdings) are listed as

The registered address of Broadway Food Centre (Holdings) is the same as that

Broadway Textile, in turn, is also run by Tan Thoo Cheng and Tan Thoo Mong
together with some other directors. However, the 2 Tans own the majority of
Broadway Textile with 66% shareholding together. Tan Thoo Cheng alone owns 50%

A quick check on the Net reveals that Tan Thoo Cheng is, in fact, one of the
Honorary Presidents of the Singapore Textile Centre Merchant Association [Link]:

What is more, he is a PBM holder.

Another check on the Net shows that he appears to be involved in some sort of
grassroots activities in Punggol North [Link]:

Does anyone notices that food prices at the food court...in the heartland prices for food had risen at least by 50cts in most stalls...& a quantum jump in other, for example......ban mien, used to cost 3.80 - 4 now $5.00, most of these are run by a chain that start with K and ends with "tiam"...the consumers, 'bo pian'. "tiam, tiam' keeps paying for price increases... what is CASE doing? 'tiam, tiam" also...for they are "kar gi lang'.

You can bet on it that the food prices at that 20+ million dollar coffee shop will be that from the moon & other people on the moon can afford to eat in that coffee shop....SINgaporeans forget it...only the FT can eat there..:mad:

It's actually a chicken-and-egg situation. The 60.1% consists of people (cronies) who benefit from continued PAP rule. Including the people who bought the coffee shop.

They have no reason to protest, much less vote against the PAP.
 
I suspect NTUC has been operating a few of these so called "food court" in hospitals, shopping malls, schools etc under the disguise of another brand name.
Prices of food and beverages in these food court are not cheap.
 
That hougang area has so many coffeeshops. If it is expensive just go somewhere else and let the business fold. Simple as that.

At rents of $6000 a month, the 17 stalls will bring in $102,000 a month to the buyer. One year is like $1.2 million. Looks like the purchase of $23.8M is doable. But the hawkers will charge a higher price or have a very small portion. :(

Talking about small portion, it no longer make sense to eat something like fishball noodle because the portion is so small that it does not fill the stomach at all.

i am curious as to what income brackets support the PAP. looking at joo chiat SMC, about half of the well-off condo/landed property types are fed up with the PAP. so who are the ones still loving them?

You do have a point there, but those who live nearest there suffer..but then again there are others..but naturally people are lazy..but this "member" coffee shop will set the benchmark for other places to follow...the older part of Tampines, AMK, Clementi & places where it was built around the same time as this coffee shop..What I am saying is, not eating at this coffee shop will solve anything, the fear is, it will raise prices islandwide as well..

that we let the people decide..whom did they vote for...you get what you desire...:p
 
As far as I'm concerned there aren't any authentic coffeeshops anymore.

What you see today are merely glorified food courts in the heartlands, with many franchise branches and owned by big companies.

There are almost no more indie sole proprietorship coffeeshops, with the family owning the coffeeshop actually living and selling food there.

PAP-linked business and GIC are dominating every aspect of economic life in sinkapore. And we wonder why there are globally known sinkee entrepreneur?

Every year, rent will go up by 10 percent and more stalls added ....will recoup investment in no time.
 
6k rent haven't included food cost, helper cost, utility bills, cell phone bills, van loan, gas, parking coupon...etc..etc..sinkees are fucked big time..

About 70 packets of chicken rice a day just to break even on the rent only..siao ah..

Better i open restaurant in New Zealand.

Not sure if this can go on much longer? Recently I visited Funan & notice 2 of the stalls were closed. I notice the same situation in some other areas.
 
This area under which pappy?

Gan Thiam Poh which in turn under duke teo. There another 3 full size coffeeshops, 2 a bit smaller coffeeshops, 1 prata shop and a mid size McDonald within 100m of this 24m kopitaim. The lanjiaolang must laundering $$. Just imagine the interest charge he had to pay for the loan his holding company have to pay. With so much competition, increase price ppl will go other places to eat. Personally don't find the food there any good but the zhichar seems decent as always attract a crowd. Forget the western food, the coffeeshop across the Carpark has a better western food stall.
