many chinese can eat malay food. if their food is good and reasonably priced, they will do well.

Sure but not at Chinatown Complex. Bad location, bad demographics. No 'economies of concentration' like at Haig Road or Seah Im.
 
How about a brave Chinese sinkie opening a Bak-kut-teh stall at Geylang Serai market food centre ?
