Hi guys.

Been looking lately for a 3-room resale flats in Jurong area.

Notice that every now and then many of such flats are being sold in Boon Lay and Taman Jurong Ho Ching Road area.

Am wondering why so many people trying to sell their flats away at the same place at the same time.

Someone did mention Jurong is one of the FT's favourite area.

Is this the reason or something else?

You already answered the question yourself, Jurong is a shit hole with heavy pollution, if one does not work there, one has absolutely no reason to live there, hence better to sell to an FT or local who does.

Thre are very high demand from FTs for that area.

These FTs are very cash-rich and do not know how to bargain.

If you are a home-owner there, will you not want to take opportunity to cash out selling to these FTs and more closer to town, bigger unit and better envirnoment ?

Jurong is indeed a shithole with heavy pollution and people dressing up like mad-max characters .

They stare at your daughters like little lambs .

that area very out of the way, nearest mrt Lakeside(you will probably need a feeder bus to get there),not worthy for investment or even staying in.

U mean the sellers r mostly FT? I thought most of them r local.

Anyway in Boon Lay, Blk 207 to 215 and Ho Ching Rd Blk 100plus, average valued at around 220k and asking cov 30k.

For Boon Lay Blk 17x to 18x, avg value is around 200k and asking cov around 20 to 30k.

Jurong area has the honours of having a lot of FTs (bought or rented) & the air PSI is the worst as compared to other parts of Spore.
Jurong island & Tuas are has some toxic manufacturing companies. Only the smart ones will buy a residence in the east or central.

I was also thinking that these sellers are upgrading to a bigger unit and so forth. But in the mean time, would many people choose to upgrade in this bad time?

U are right. But in terms of affordability, Boon Lay is one of the cheapest in the west.

Speaking of the influx of FT and the air pollution, it's indeed a sad true fact.

In fact, it used to have noise pollution from air force jets too..
