Noted in today Sunday Zaobao, on the above heading. That is almost a drop of 60% in prices.

Is that a state of things to come, property prices heading south is already known, but at such drastic paces.

Same goes for the Seaview, as reported it is going at 930psf. Is this true?.

The term "underwater" has been used extensively in the article, especially for Marina, The Sail. Will this be the trend as more projects TOP in the coming months as we move towards 2009.

Banks are very cautious now in giving loans especially in this financial meltdown which has happened in many countries.

When the market is very good, even in car market, you see car firms giving 100% loans for cars. Up to 90% for private property.
Now car firms even have difficulty giving some people up to 70% loan when previously these people could qualify for 100% effortlessly.

For private property is the same. The Valuation will drop and they will not be able to loan as high as 80 or 90% anymore.
Some people may go to banks which gives a higher valuation thinking that they will secure more loans, but banks will just loan you 50-60% instead of 70-80% just because valuation is higher. All are just figures played around by these banks to create a so-called best deal for clients.

Due to this situation, a lot of people who bought houses previously may not be able to get a valuation which they got last time neither be able to loan as much as they could. Everyone is hoping that TOP date be pushed back but it is not going to happen and that is why this aspect is going to push prices down.

But HDB pigeon holes price still going up !

Does it mean PAP and its pariah dogs are still in the golden period while the world burns ????

Good luck to the buyer. Hopefully they can afford to make monthly installment if cannot when bank repose they will have to declare bankrupt.
And domino effect will hit one by one.

Marina the Sail at 1260 psf is still ex at the moment...... a fair price would be @ 750 psf.
Seaview gonna drop down to @ 650 psf..... akan datang :)

The price you are expecting is post-Kuan Yew time.

Perhaps after the Marina bay gambling den is open over a dead body.

Those who purchsed price @ $3000 are digging their own grave, the bank will go after them to pay up the differences. die lah!! or go bankrupt!

These are mostly speculator, hoping to make a quick buck and sell off before TOP.

They know the risk, just ass luck on timing, I hope more such speculators die during this round, they are the one driving up the prices.

Same for hedge funds and oil futures traders, Hope all of them die this round.
