Good point. But that is only one consideration. There are many other considerations tt you missed out. SG is attracting a lot of Malaysians, Indonesians, Hongkongers, Taiwanese. SG appears to be an oasis in a sea of turmoil

MG's neighbour, the Laguna another multi-billion Dollar collective sale has achieved the 80% quorum to sell since May 2019, but no one has come forward to bid for it.

After Looney slapped severe cooling measures in July 2018, the collective sale market has tanked, and I think sellers will have to wait for the next wave and it may come around 2028.
