actually he is not... Doc @nayr69sg is in Calgary. He is not subject to the Vancouver crash. While it is true that the whole of Canada is suffering a correction, Calgary is only down about 5% not the 20+% (too lazy to check exact number) that Vancouver is suffering.

Maybe he can chime in?

Australia is an island in the middle of nowhere. If China doesn't buy its minerals, Australia has nothing to offer.
Australia has not suffered a recession in many decades because of its immigration policy. They get the rich retired and skilled labour from europe and those disillusioned ones from asia to move there with their millions each. Just that alone pumped in tens of billions a year into their economy.

The difference is that property prices in Calgary never surged as much as in Toronto and Vancouver.

Never went so crazy high.

Which is why despite the poor economics in Alberta now the property price fall is not as severe as in Vancouver and Toronto.

We also dont have foreign buyer tax duty because the foreigners were not interested in Calgary property.

The bank of Canada also introduced very stringent financial stress tests for people wanting mortgages I think for past 2 years. This hit the property market as well.

Alberta is having a bad patch now because of pipeline constraints. The green people come here from all over the world to protest because they can. If they go to middle east to protest they will be caught and executed.

Under the liberals the big industry with growth is cannabis. So go where the money is. I have switched my practice to medical cannabis. Good money.

When the oil economy was booming, the Alberta government didn't bother about pipelines. Where did the oil companies think their oil were going?
Resource is a provincial jurisdiction ...the royalties earned goes only to the province coffers. Nothing goes to the federal government.
If Alberta wants to export oil out via other provinces, then it is up to them to sort things out with the other provinces. The other provinces are not going to shoulder the environmental risk of pipelines when Alberta takes in everything.

Alberta has always relied on the pipeline going south to export oil. Then it started to realize that getting more pipeline was not that easy coz the Americans want a big share of the profit. So, it looks to export from the the West and East coast. There is no benefit to any of the provinces that will host the pipeline ...just risk. There is no incentive for these other provinces to support pipeline.

Actually I don't think that's true. BC stands to gain a lot from hosting the pipeline. Where will the pipeline lead? Vancouver? So who benefits there? How about all the Vancouver motorists crying uncle the last few months? Ok, is that the end of the line or does it then go on a tanker at Port of Vancouver? So who benefits then? How about BC and its employees and its port? And don't Alberta companies pay federal taxes on all the gains they get from higher export prices?

Alberta has been paying to the rest of Canada to support all their programs and coffers. Where does the money come from? Oil. Unlike Norway, Alberta has to share its income with the rest of Canada. If Alberta were a country we would easily have 1 trillion in reserves just like Norway. But no. We had to give the rest of Canada 500 billion.

Oil benefits not just Alberta but also Canada as a whole especially Quebec.

Yet Quebec is the big protestor against oil. How hypocritical?

It is like if the Catholic church got massive donations from abortion clinics but protest outside with pro life demonstrations.

Pipeline from Alberta to BC is cross province so falls under Federal jurisdiction.

There is currently only one main buyer of Canadian Oil. USA. As a result there is a steep discount on the price of oil when sold to the USA.

We need to diversify our markets we export to. Hence the Transmountain pipeline. Mind you the TMX pipeline is already there. Existing pipeline.They just want to twin it ie expand it.
