My current CECA tenant wants to break the lease with 7 months remaining. He claims to wish to move closer to his daughter's school, which is actually not that far away from my apartment. After he found out that there will be a penalty for breaking the lease, he came up with all kinds of excuse such as mold in 1 of the bedrooms which is unhealthy for his children. After the mold removal service reported that the tenants did not air the room when they went to work, which caused the growth, the tenant claimed that we did not advise him to do so. I even proposed that he shares part of the real estate agent's fee to secure a new tenant; the CECA now says that his family may stay on for the remaining 7 months.
