New Measure = must marry older wife if you buy resale HDB

Age of younger co-owner + Remaining Lease of HDB = 95 or More

If you target a HDB with 60 years remaining lease, 95 minus 60, your co-owner (wife) must be more than 35 years old.

Only consider MILFs if you divorce, no SYTs allowed.
 
Million dollars Bishan or mature estates HDB flats will have limited upside.

Assuming when there is 60 years lease left, couples in their mid-40s or 50s will find it tough to buy a HDB with loan. For their age, it will be hard to get a $800K loan for 30 years if they are not young.

All HDB resale should be back to HDB, and the resale value set at percentage of remaining lease multiplied by total amount paid.

Have you seen those CECA FTs living along Meyer Road, Tanjong Rhu Road? Snapped up like nobody’s business. I’m just surprised they aren’t willing to stay nearer to Amber Road side.

Many of those who invested in HDB resale in the past five years, especially mature estates will be affected.

It is also getting ridiculous that we have pure HDB auctions, be it mortgagee sales or not.
