Experiences with agents/businesses in JB

Dear all, please join me in sharing any experiences in JB with agents or representatives from developers that you may have. Good or bad.
 
I will post one here, i have just recently heard to my surprise about a lot of complaints about the gent who sold me 2 of my houses in JB. I didn't believe any of them at first. Both myself and my wife defended him vigorously in the past whenever we heard bad things.

First he basically disappeared right after he got the money from the bank, no response to calls, we sent him by email and even went physically to this persons house to pass him the subsale form and documents for the DMC.

Despite he and his wife assuring us they will pass it back, no news yet. It has been more than a month. He cut off the power and utilities without going with us to do the transfer despite knowing we were doing renovation and promising us earlier he will bring us to do it.

It is so funny that now he didn't want anything to do with us but yet he still quoted my name (without letting me know) when buying lighting etc so that the boss will give more discount. I am not sure but maybe folks who get a cut are afraid you will do the same to them?

I am sorely disappointed with this person as despite us buying not one but two properties from him and recommending people to use his contractors as well as friends who bought properties from him, he is basically ignoring us. We never took a single cent from him as commissions or otherwise. As for treating for food, etc,my wife reminded me we treated him much more than he did for us. I really wouldn't mind but yeah, i guess we were taken for a ride.

All this while, he claimed he is not like the others, they are all bad and his colleagues are all out to get him, he is a good Christian, etc. We trusted him and even bought a MY car from his friend and recommended 2 of his earlier recommended contractors to friends and also used them.

What a disappointment both contractors turned out to be in the end, the 2nd one wasn't that bad, just lack of experience which caused our drains to flood constantly until we pay someone else to fix it. The first one was really bad, caused a leaky roof and disappeared after taking money during CNY, reappearing only long after to collect the rest of the payment. My "friend" claimed this contractor was his childhood/school friend at first and then in the end when things got bad, told us they are only "normal" friends.

When he left HH and joined Setia Tropika, he didn't even tell anyone of us. It was only through one of his colleagues who i know that i got to know he joined them. Folks were criticizing him to us. Even then, i still wanted to give him a chance, i went to get my friends including my sister to view and to buy. Even my lecturers, i was asking them to buy as they are keen on bungalows.

Funny thing is, he is always busy nowadays. He promised a lot of things but never delivered. On the same day he told us he is working on weekends, we passed by a friends house and saw him there.

In fact, when he was pushing for us to buy his home, he was such a good friend, he even said things like he can help us get a good loan, certain interest rates, etc. In the end, over promised but under deliver. Now thinking back, really feel very frustrated and sad.

We thought we had finally found a friend. He also did help us at first by finding a place to fix our car, very helpful to us at first and we also tried to reciprocate by supporting him, writing testimonial and buying things from him or using his bankers and lawyers but well in the end, just blame myself for being too trusting.

Folks are asking me to go to this office and or to his home to demand for the signed documents (DMC) but i am resisting so as i still don't want to make things too sour. Lesson learnt for when buying property, use a separate lawyer, it will be easier.

Its really sad, i didn't sleep well for 2 days as we were very affected. When he was doing renovation for his own place near to us, we even tried to help out and bought + deliver food and drinks to him and his wife. I guess to him, we were just stupid.

In a place like JB, stick to the law when dealing with people. Who cares if he is a good friend? Friends come and go! He has no legal obligation to remain nice to you forever!

I suggest you hire a lawyer to claim back all your losses and warn others of this chap.

He must think we have no more $$$ after buying houses and things from him so like one uncle said, we have no more $$$ value to him hence we are on the ignore list.

Also heard he is badmouthing his ex employers now that he is in Setia. He is claiming his Setia colleagues are all bad now including the existing manager there who is unhappy and jealous they have a new department created for him. Yes of course, for specific implement or compensation but we just want to close the chapter, take back the documents and move on.

Did you give him authority to act on your behalf or is this a malaysian real estate law? Why should the bank disbursed the money to him?

how about writing one to the chinese newspaper co. ? locals and JB ?
i am sure everyone will benefit from it and avoid others from getting cheated.
 
Thanks everyone, he received the money as its for the 2nd house i purchased from him directly(his own), first one was through him for the developer as he was working at HH then.

He also promised to give us a discount for the house we purchased from him, when the time came, he was uncontactable, etc but luckily at least he still paid us back albeit not the full sum he promised, using it to deduct this and that without informing us first. Said will go with us to the lawyer but never showed up, we had to go through the last part ourselves. Said we will not use lawyer but gave me a lot of funny agreements to sign, i refused to, only signing for the receipt of the cheque. I wanted to just forget the sum he deducted arbituarily as the sum is very small, $780 RM but my wife wanted me to test him and we asked him for it. At first, he said he will pay me back and promised me to, then he basically act blur and when i called him and politely ask him, told me basically to go fly kite.

Its just very disappointing that he is doing this right at the end. At least if you must act like a friend, finish the act correct? Not do a disappearing one.
 
sorry to heard about such bad eggs in the industry. Ppty is like politic , no angel there, those who joined these trade only has specific purpose ; either money or power. Sadly in ppty , many look at short term gain rather than long term customer. Perhaps , they do not think you will buy again so soon. Can makan better makan thinking.
