Don't bother. Too many rental flats set aside already, including hot spot like Mt Pleasant. Unless, you plan to buy 3R or 4R flat.

Near Bishan MRT, J8, Library

Buy Bishan resale, bigger space, also majority near or walking distance to MRT. Especially the Eastern Bishan zone. The last I heard, their 3R hit $600K and still going strong for many years to come. HDB dare not disclose the data there.
