Are HDB resale flat prices really that high ?

One can see flyers in estates like Sembawang, Admiralty that shows the price of price of 5 rm flats at 370K to 400 K plus. 4 Rooms below 300K.

It appears these high prices are mostly in specific locations in specific areas.

Or are we missing something here ?

Anyone like to enlighten please !
