PUBLIC housing supply in Singapore is set to grow once again, with 2,696 new build-to-order (BTO) flats in the works - the largest number of BTO flats offered in a single launch so far, the Housing Development Board said in a statement on Wednesday.
Three new BTO projects were launched - Waterway Terraces in Punggol, and Fernvale Foliage and Rivervale Arc, both located in Sengkang. A total of 95 per cent of the units will be set aside for first-time buyers.
The additional flats further continue the ramping up of public housing supply this year, bringing the total number of new BTO flats in the last six months to 8,828 - equivalent, the HDB said, to all of the BTO supply in 2009.
Prices for the 1,072 premium flats in Waterway Terraces will start at $186,000 for 3-room flats, $300,000 and $374,000 for 5-room flats and will be ready in the first quarter of 2015. 'Flat buyers with lower budgets can consider the standard flats at Fernvale Foliage and Rivervale Arc', the HDB said.
To be completed in the second quarter of 2014, Fernvale Foliage's 504 units' prices start at $215,000 for a 4-room flat and $279,000 for a 5-room unit. At Rivervale Arc, prices start at $68,000 for 2-room flats to $122,000 for 3-room units and $201,000 for 4-room flats which are due for completion in the first quarter of 2014.
Applications for the new units are already open and will close on July 13. Eligible first-time buyers can apply for a housing grant of up to $40,000.

$374k is 'start at' price - lowest floor and in front of rubbish dump. The median price is aboit close to half a million nia nia if you include 'legal fees'!

what about loan interest? u seems to strike the interest off from your calculation.

To borrow $300,000 using HDB loan at 2.6%, that will cost the owners about $1200++ per month, to a total of around $432,000. That will mean the couple better earn more than $6000 a month for the next thirty yrs. By the way, the 2.6% is not craved in stone, subject to "market" conditions.

Another 6 years for me. rather stay in smaller flat that saddle with 30 years debt.

more than half a million for a flat that about 110 square metres, of only 3 lousy bedrooms, a small kitchen, storeroom, living room plus of course the ledge that the aircon condenser rest on. Can you believe that, the ledge outside also included in the floor area.:rolleyes:

are you sure, only 5%? when i paid hdb for the flat i now occupied, the farker basically clear out all my cpf in the ordinary account. I thought the mininium is the 20% of the selling price for ordinary citizens while civil servants can give as little as 10%.
 
here's what i found on hdb website -

HDB flats - If you are taking a housing loan from HDB or if you are not taking any loan, you have to pay 10% of the purchase price of the flat as downpayment. You can use your CPF savings to make the downpayment. If your CPF savings are not enough, you will have to pay the balance in cash.

for hdb loan, its 10% and can use CPF.
 
if that the case, that mean the buyers' principal sum will be at least 90%. Which also mean the loan interest lagi more.

Heard that the new 5RM PHole has internal area of only 100+ sq metres. Like the old 4Rm PHole!

The main point is that these flats are only in the planning stages. They say to be completed in 2015. In the meantime, the BTO shit is what is to blame. The HDB should build a minimum of 5,000 flats a year regardless of BTO. Instead of waiting until there is demand thru BTO sales, than build. If they build 5000 a year, u will not need to have so much oversubcription for BTOs. The price is ridiculous too. For those people here who say its a good deal, eat shit and die.
