28000 sqft x 3.5 plot ratio = 98,000 sqft

98,000 x $2000psf = $19.6m

Prob worth only $20m lah.....but people like Ho Bee who want to please the ruling family (for letting him have frist strike on Sentosa without having to tender) will prob pay a lot more citing "historical value and all whatever bullshit" in place of what the premium is really all about.
