Your family bought a Super-Link in The Hills right? May I know the take up rate of terraces in The Hills? How many terraces did they release and how long did they take to sell all units?

yup, but not too sure of the rate as it is a new phrase. Presently, I still see a lot of people coming to the sales office. Best if you can make a trip there to find out! =)

Alitle update to BH, they start painting the wall n outlook from the last row showhouse unit row to the 1st row. Finally it getting completed soon =) yesterday i did see quite alot of sg car been to BH, anyone of them are from this forum?^^

I was there too with friend of mine. We went there around noon in two cars. I saw few Sing cars too. When I reached there, the guard told me that the show unit was locked, the guard who supposed to be there went out for praying and he took the key with him. He also told me that one of the semi-d show unit (the bigger one - corner one) is sold !

I was rather surprised over the weekend that Horizon Hills has been infested with more and more funny characters. While attending a close friend's "House warming", within 1 hour plus this chap was riding a stupid 3-wheelers and creating noise pollution around the entire taman 4-6 times in just 1 hour.. hitting speeds of 40-60km/hour. The "3 wheeler" is around the same size as any 3 year old "3-wheeler" toy... so small but yet the acceleration and speed is almost the same as any motorbike.. I had to jam brake from 30km/hour to 0 km/hour when this chap who seriously think this is Horizon Formula 1 Circuit literally cut into my lane near the roundabout and continued his solitary race along Jalan Ampang (Formula) 1.

Yes, and idiots who let their huge dangerous dog breeds roam around unleashed and unmuzzled.
You just got to tell these buggers off. A degree of community policing is needed. Anyway got $$ doesn't mean got class, so in any given location there will be a few inconsiderate neighbours who are a nuisance. Which precinct btw?

i think he mistaken la bro...that one more than RM1.5 mil i think..ceiling got small leak some more!...sold?!..

I am not surprised if the buyer is a local...nowadays i noticed johoreans are getting richer and richer...RM500k houses last time considered upper class for them..nowadays only middle class nia...

Eg
Property: Imperia puteri harbour.
Reasons: near Kota iskandar for safety reason
Near medini and with puteri harbour for potential capital appreciation.
15 mins from 2nd Link.
Disadvantages: no developments yet except for traders hotel and clubhouse.
Singapore live firing ground directly opposite the Johor straits.

Such info will help me a lot... Hope it will help you all as well...

No direct ramp down to the highway going back to 2nd Link, need to u-turn at Jusco or take back roads

I dint know Pasir Gudang Circuit has moved to Horizon Hills Circuit? Now in Nov 2011 we not only have Iskandar Open but Maxis Formula One Iskandar Circuit as well!

Cmon, Horizon Hills is a premium taman. Since when did it become a place for punks with their illegal soup-uped riding machines?? I hope the guards do something about this!

Admittedly people's behaviour has a long way to catch up... not that Singapore is a lot better.
Many of these jokers can't seem to rid themselves off the kampongness in them.

But I backed out in the end because during that time, I thought it was too expensive to pay almost a million for a terrace corner lot and I could not convince myself to spend so much money on a corner terrace and the price of the intermediate terrace I bought in the end was already well beyond what I originally expected to pay. Glad to hear that there are so many tax deductions for the rental income.

Right now, my only concern is in case I want to rent out the house, how easy it is to rent out my intermediate terrace (which I bought at a price of about 800K) in the future and how I should set the rent to be able to get it rented out while at the same time getting reasonable rental income. :confused:
Same thing bro, we couldn't imagine paying RM650k for an intermediate unit in The Hills, so did more searching and found NI; corner unit at RM500k only... and still can have some balance to spend on reno. What was your original budget for the house?

As other forummers has shared, getting good rental income really depends on location; same in KL too because the whole area is just so big. In KL, usually rental yield for houses are lower than rental for condos. In Nusajaya, it's different because there are not many condos yet, so houses will be in demand. I think if your rent can cover 50% of your instalment, that would be good already. When will ur place be ready?

Yes, you are right...that's the one...on the way to JB city ctr from the NSHW...Opposite is Setia Tropika and after it fr JB City is Kempas(I think the one where one of the bros here quote that the MRT will be built)....is just 15 mins(estimate from there to CIQ in JB)...and hopefully with the new direct road to CIQ...it will be much quicker..

I think so far they have launch 2 princint only...but each princint consist of 3 phases (i think - I know Princint 11 is), hence you have 6 phases all in...
there is still a lot of empty land there...and it's going to be a huge development in the comming yrs...not sure when, ask the sales lady, she also dunno when they are going to launch the balance...but saw the master plan, got commercial development comming up, more high end launches and also dunno what civic area....overall they have quite a big parcel of development to complete..

actually was there over the weekend to complete the whatever documentation...saw a few other types of houses - Semi d and those huge 26x70 and 24x70 ...i would say pretty decent...but out of my budget intermediate is already >450k if with land....hhhmmm...

to me the location is ok - went to SP Setia via Austin Hills for lunch from the Dato Onn - I would say just around 5-8 mins drive (if I am not mistaken)...a lot of shops around Setia show office and after lunch fr there went to Tebrau Jusco for shopping...also another <10 mins from that area...hence pretty developed area with a lot of shops and banks..

my only dislike of the area are the roads condition....HH and Bukit Indah side is so much better...then again is a matured area...

anyway, decision made and happy with it as it is by far the most affodable vs the rest that i have checked out for a coner unit...
As long as you're happy with it, then ur mind can be at peace. That area is definitely more mature than HH/Bukit Indah side. But good thing is TGV is going to open soon in Jusco Bkt Indah, then we can watch movies cheaper than in SG. Are you planning to move in when it's ready, or is the place just as a weekend home?

i had such an experience when i was very young where the dogs suddenly ran out of the owners compound (doors wide open) after me. i learnt how to protect myself but it did gave me nightmares for a long time. imagine if kids not in the know mauled to death... :(

not just education, public policies with regard to anything flipflop all the time. that's why it has conditioned johoreans to see before believing.

:smile: due to Malaysia gov's flip flop policies in education and recent change. Science and math will be taught in Malay in Gov schools, you see many people put their kids in internation schools as these schools teach foreign curriculum and syllabus in English. There is a market for these international schools, but they also have a high percentage of locals.

I was surprise too that one was sold!? The showhouse unit are all rush wok tts y things are not properly constructed from wat i heard, bt the show unit is indeed crazy big carpark can put more than 7 cars @@
U r wrong bro yonglip we r forced to buy such high price due to the market inflation >< these houses are aiming to foreigner and also for those who work in sg(like me), those who work in jb reali cant afford to buy such house (not teasing bt its truth =( ) Jb cost of living is getting higher~

think they are mainly targeting families who would have their children go through british syllabus and directly to UK for uni afterwards bypassing the need to send the children to sg on a punishing commute and also ensuring the brand name credentials. Much like MGS/ACS fraternity in SG. Not the brightest (of cos basic stds not bad) but the richest and most influential families' offsprings congregate i suspect. marlborough should in this sense be the top tier (using Gossip girls as reference if any here watch :biggrin:). Though there'll definitely be cheaper alternatives around to cater to other segments of the market.

Isn't Iskandar supposed to appeal with lower cost of living and higher quality of life? With these exorbitant tuition fees won't it be better to receive education back in SG? There goes our plan of moving to JB, start a family, live frugally n let our children study in inexpensive International school while we supplement their education with moral teachings at home...sigh!

agree. nusajaya is still a buy though must be realistic about rental returns short term (next few years). Longer term potential is definitely there though location of choice and what it offers is of utmost importance.

In my opinion, it really depends on your personal time frame and purchase purpose. If it is for investment, I can say it still takes a while before Nusajaya's financial centre is realised. If you look at the long term plan, JB aims to move from agriculture and manufacturing base to service base by 2025. It might be able to achieve it, but I don't foresee that to happen in 5 years time. And within this 5 years, I might not be able to cover my monthly high installment as it might be a challenge to rent out such an expensive unit. So personally, I don't have that much holding power to buy it now.

If you look at the mature resale KLCC market, Imperia is priced almost the same. While the folks in KLCC next to Petronas Twin Towers can see return almost immediately, their time frame is perhaps just like me, short term.

Furthermore, JB is still very different from KL and SG in the sense that over in SG and KL, we can still survive without having a car, but it is not the same as for JB folks, and so...

Hi, you can always send your kids to private or international schools. The fees are lower, maybe around RM20000/year. MCM is a boarding college with day school; of course if you want your kids to stay there, it will be very expensive. maybe can use the extra money saved to hire a chauffer/bodyguard to drive your kids to school... heheh

Have anyone here looked at Bukit Indah "The Quartz" before? (opposite the town park where people fly kites in some evenings, and a stone throw away from the eateries and shops which include a Maid Cafe)

Had wanted to buy a house in HH, as I love the environment there, but my father who could not drive wanted to live near amenities so that he could move around freely and not having to be bounded in the house all day when I am not around. So "The Quartz" seems a good choice: near the town park, eateries, shops, and bus stop for the causeway buses to Jurong East.

A check from Google Earth found that the elevation of that precinct is about 33m, comparable to the lowest in HH Gateway near the end of ambang 4.

But is there any issue on the quality of the house being built? and the security of the neighbourhood? (the precinct is single layer G&G) Would appreciate any opinion and advice.

I have also looked at Nusa Duta. Although it is also near amenities, I quite worry about the traffic congestion in that area in the near future, even though an entry/exit to the coastal highway is about 1km away.
I've not heard of this project before, but from your description I think I have a rough idea where it is. Will probably have a look next month. Who's the developer? Just by knowing the developer, you can guess at the possible end build quality.

Is the 3-wheeler a small motor bike, less than 1meter height. It's not really road-legal and most ppl buy it as a toy. Maybe you can find the chap and advise him or else inform the guards.
