Its is also good to bring it out on the table for healthy comparisons so that people can choose base on their needs. I notice that not much about developments in other economic zones are mentioned here except for crimes.

Smile nicely and say, Why yes, you are absolutely right! I just got asked this in fact, someone just asked my wife how come our place so expensive when her brother can get one for below 100k SGD? I asked if they were really Singaporeans, she said yes and claimed that no way houses in JB will be over 150k SGD.

Its very real that they think like that.

Try talking to them now and you can sense the change in attitude.

I would like to compare both but have yet to visit east ledang.
I am attracted to leisure farm though but the small road leading to it turns me off.
Headache!!!

LFer here, just bought. =) A few other nice bros around are LF'ers as well. EL also have fair share of owners. this webpage documents the experience of an expat living in EL.

Nusa Duta is really a very good proposition. The clusters are quite spacious. When i went there 2 months back there were 13 units left. In that sense the take-up is still slow, probably because it is not publicise very much. *Hidden Gem*

Started scouting around for property early last year. Started with Setia Venus (don't like the design), then to Nusa Duta, better design and reserve a SD but decides against it after seeing HH. Only a few SD at Golf (I think) with partial view of golf course. Again reserve but decides to check out LH for land. Like the idea of building own house and put down money. Get the deposit refunded as information from sale guy rgdg improvement to the estate does not pan out. Take a look at EL but the villas that we like sold out. Then went to LF and likes the ambience and bought a piece of land.

So presently still working on the design with Architect and keeping fingers cross I can have my house in 2 years.

Like other forumers, I hope they do open the 3rd gate to Medini

Toying with the idea to get a unit at EL or HH. What is the rurrent rental for SD in these 2 estates and is there any difference in demand too?

I signed up for the 3 yrs contract (+RM299) and took up the 'Home Saver 3' package (+RM1500). Include the following

1 smoke detector
1 GSM dialer (use sim card, thus no worry of tel line being cut-off)
1 outdoor siren
1 indoor siren
2 Keypad
12 contact points (vibration/contact sensors)
1 motion sensor (for ground floor)

I add on these items (+about RM800) :
1 motion sensor (for 1st floor)
+15 contact points (RM 40 each pt)

One time payment of about RM2700.

No CCTV - understand that ADT doesn't provide.


Hi, congrats on your new house purchase! Thanks for sharing about the ADT system. Just curious, did you also install CCTV? Does ADT security system have an option to have both alarm and CCTV together? Like to find out more about alarm and CCTV.

There are also upcoming places like Nusa Sentral (Gelang Patah) and Nusa Bayu.
Between these 2, Nusa Sentral is better IMHO.

i read recently over here nusa sentral have got issues with fencing. need to clarify with developer if interested...
I fell in love with EL's twin villas. Very nice!

Yesterday my property agent friend in Singapore keep asking my about my property in JB. Said it came out on newspapers and internet that many people go there to buy up houses. Wanted to go to my house in JB to take a look. Wow!

Recently my naysayer relatives and friends getting interested and is waiting for me to move and invite them for house warming so that they could come over to see what its like.

Things sure pick up pace already.

yeh it does! I actually can't wait to see what 2012 will bring since articles are referring to it as tipping point. but at the same time also do not want too much sg interest lest the both causeways get even more choked up especially for daily commuting. if only there is a dedicated lane for naysayers at the checkpoints. haha...

i noticed its been like that recently. all the choice developments have only got a few units left.

I had a couple of people questioning me thus:

1) If you want to buy in JB why dun you buy in Spore? Spore better what? So convenient
2) IF you want to invest in JB, why JB? No better place to invest ah? Spore is still the best place to invest!
3) What returns can you get in JB if ever? How long you must wait for your returns? In Spore in less than a year can see capital appreciation?
4)Aiyo JB change rules all the time. Spore more consistent

for me i bought me it maybe to retire or maybe to escape out of Spore and spend time with my precious family. If i was in spore even during the weekends i would be working during the weekends as well... So this IM home has helped me put an end to the constant working.

I dun think there is any chance of a crime in Wuqis estate.

When people point fingers at JB saying that its infested with crime, they are refering to the whole of JB. Infact its not true. So I would not point fingers at any a particular spot and say that it is infested with crime. Crime happens everywhere. Lets help each other to improve on it.

Wuqi, taking pictures of lazy sleeping security guards is a very good way to deter them from do it again, hence will help in lowering the crime of the estate.

Though SEG sounds more short form for segamat than Setia Eco Gardens..

Cathy is right.. (Mezzo for the double storey garage homes)
Eco Garden is riding on the success of Eco Park using the similar concept, they say that ard 11% of the entire development will be occupied by greens hence the eco garden theme..

Initially wanted to get dictyo rave but its sold out for foreigners, Alexandre d_cube is more expensive than the available units in SEG then..
