Who is the biggest shareholder for these REITs?What kinda appeal does a modern day shopping mall have to motivate people from their home to shop there for the same items that can be purchase online from China 24/7 on one's mobile device at a fraction of the price with 30 days easy return? This is probably one of the most important questions for REITS.

For coffeeshop to be empty is to tell the landlord that their rental is too high and it's not worth the while to pay rent to set up business in your coffeeshop.
