Rent.. Don't buy. Rent will reduce over time. Buy means your property depreciates. Plus like n Bangkok, so many new developments, if you decide to sell, very difficult to find buyers.

It depends on how it is designed. If hsr station also accommodate commuter trains from say kulai, pontian, forest City, senai( airport), then it's beneficial as it will be a second RTS for jb workers. If it's just to accommodate hsr, then it will only benefit a select few travelling between KL to sinkie.

HSR is not designed to move masses like RTS.

So it's dead before arrival.
