i was extremely interested to the point of asking agents, checking development websites, inquiring about m2h, paying a couple of visits, doing a full day tour, viewing properties, doing due diligence. posted a field report in the jb section. provided my opinions. gave my analysis and reasons why i decided against investing or buying a house in jb or anywhere in ml for that matter. one of the reasons i cited was that they can suka suka change their minds and screw you if you're a foreigner. the main one is that tiongs, both developers and buyers, have spoiled (or destroyed) the jb market. where ever tiongs go en masse, they mess up the market. sound and proven market principles don't apply anymore. :eek:

SINGAPORE — Hours after Malaysian Prime Minister Mahathir Mohamad said he would ban foreigners from buying homes in the Forest City project in Johor, its developer responded by pointing to laws that allow foreigners to purchase land in the country.
In fact, Tun Mahathir had welcomed foreign investment during a meeting with the firm in Beijing just weeks ago, said Country Garden Pacificview.

The developer added in a media statement on Monday (Aug 27) that the Malaysian Prime Minister's comments "may have been taken out of context", and pointed to Malaysia's National Land Code, which stipulated that "a foreign citizen, or a foreign company may acquire land in Malaysia subject to the prior approval of the State Authority".
Country Garden Pacificview said it does not issue any permanent residency to foreigners who purchase units in the US$100 billion (S$134 billion) project.

The Chinese property developer added that it is in touch with Dr Mahathir's office "for clarifications".
"We believe (Dr Mahathir's) comments may have been taken out of context in certain media reports," the company said, noting that the comments "do not correspond" with what took place in an Aug 16 meeting between Dr Mahathir and Country Gardens Holdings chairman Yeung Kwok Kwong.
Dr Mahathir had said during a news conference in Kuala Lumpur on Monday: "One thing is certain, that city (Forest City) that is going to be built cannot be sold to foreigners."
"We are not going to give visas for people to come and live here. Our objection is because it was built for foreigners, not built for Malaysians. Most Malaysians are unable to buy those flats."
Opposition to the Forest City project had helped drive Dr Mahathir's election campaign, during which he called it — and other Chinese-backed projects — evidence of his predecessor selling the country to China.
He also claimed that over 700,000 Chinese nationals would be brought into Malaysia through the Forest City project, and that the new Chinese immigrants would be given Malaysian identity cards that would allow them to vote in the next elections.
Built on four man-made islands in Iskandar Malaysia, the 1,386ha project includes facilities for business, tourism, hotel, residences, and other services.
About two-thirds of buyers of the Forest City apartments are from China, with 20 per cent from Malaysia, and the remaining from 22 other countries.
The developer said previously that it had opened Forest City showrooms in Singapore, Kuala Lumpur and Jakarta, and planned to open more in Vietnam, Myanmar, Taiwan, Thailand, Japan, Dubai, the Philippines and Laos.
SINGAPOREAN CONCERN
With Forest City units also on sale in Singapore, some property agents here said there is concern among buyers, particularly after Dr Mahathir's comments on Monday.
An agent who did not want to be named said he had received a number of calls since the news broke, but declined to provide exact figures.
He added that the agents were "waiting for the developer to give us further directions".
Property analysts TODAY spoke to said that any potential impact on Singaporean buyers was limited as they were not the targeted market for Forest City. Still, they pointed out that Dr Mahathir's comments could hurt investors' confidence, even though there is always a risk in buying overseas properties.
Mr Alan Cheong, head of research at Savills Singapore, noted that Singaporeans investing in property across the Causeway were usually more "comfortable purchasing properties from Singaporean or Malaysian developers".
He said: "The fallout (among Singaporean buyers) will be limited. Forest City is a Chinese-centric (development)…(and) seems to be primarily targeting the Chinese market."
Mr Colin Tan, director of research and consultancy at Suntec Real Estate Consultants, added that should Dr Mahathir ban foreigners from buying Forest City units, this could lead to doubt among Singaporeans "if anyone wants to buy Malaysian property".
He added that more clarity from the Malaysian authorities was needed, as these were potentially "drastic measures...that are almost (effectively) killing the development".

PUTRAJAYA: Prime Minister Tun Dr Mahathir Mohamad has ordered Housing and Local Government Minister Zuraida Kamaruddin (pic) to form a committee to scrutinise and reassess agreements and deals concerning the sale of residential units in the Forest City project in Johor.
According to Zuraida, the committee would consist of her ministry, the Finance Ministry, the Johor state government and developers.

“That statement (prohibition on the sale of houses to foreigners) will be studied, and we will call the relevant stakeholders for a meeting to discuss the matter,” she told reporters during a press conference following the National Physical Planning Council meeting on Tuesday (Aug 28).
Although the Prime Minister had not issued an official statement regarding the matter, Zuraida said the project developer, Country Garden Pacificview Sdn Bhd, should have gotten the “message” from Dr Mahathir’s statement.

“Many units there have been sold in China, and we will look at the sales mechanism and other relevant issues,” she said.
Zuraida also stressed that the US$100bil (RM410bil) project had no links with the Housing and Local Government Ministry or the National Physical Planning Council.
On Monday (Aug 27), Dr Mahathir said Malaysia will not allow foreigners to buy residential units in the Forest City project in Johor, as the 93-year-old argued that the project was built for foreigners, not Malaysians.
Country Garden has developed just a fraction of the planned reclamation of 20sq km, with Chinese nationals accounting for about 70% of apartment buyers last year.

JOHOR BAHRU: Prime Minister Mahathir Mohamad’s comments on foreign ownership in the mammoth Forest City project in Johor came as a surprise to the state government, a report said.
"We are still trying to make sense of this new move as we have yet to be informed," Johor Housing and Rural Development Committee chairman Dzulkefly Ahmad was quoted by the Star on Tuesday (Aug 28) as saying.

"We already have in place a requirement that foreigners can only purchase properties worth RM1 million (US$244,000) and above."
On Monday, the 93-year-old prime minister declared that foreigners will not be granted visas to live in the S$100 billion Forest City development, which is a partnership between Chinese developer Country Garden and the Sultan of Johor.
"One thing is certain, that city that is going to be built cannot be sold to foreigners," Dr Mahathir said at a news conference in Kuala Lumpur in response to a question from Reuters.

The federal government's move would have "huge implications" on the real estate sector in Johor, the Star quoted Dr Dzulkefly as saying.
Matters related to land, water and forest are within the purview of the state government, and there had been no discussion between the federal and state governments on the issue, he said.
“The previous government also introduced policies to include international zones within the project and other parts of Johor,” Dr Dzulkefly added.
Country Garden on Monday responded to Dr Mahathir's statement by saying his comments may have been taken out of context in certain media reports.
The developer added that the prime minister's remarks contradict what he had said in a meeting earlier this month with Country Garden chairman and founder Yeung Kwok Keung.
"During the meeting, Tun Mahathir reiterated that he welcomes foreign investments which could create employment opportunities, promote technology transfer and innovations that could benefit Malaysia’s economic growth and job creation," Country Garden said in a statement.
Both the Johor Housing and Rural Development Committee and Country Garden said they will seek clarification from the Prime Minister’s Office on Dr Mahathir's comments.

when it cums to immigration and visa matters, the federal or jiuhu gov is responsible. have never heard of a state or province of a federation running their own immigration and visa departments. if you have, please clue me in and let me know. it will be a world first.
