Question about Johor Foreign Buyers exemption zones

I understand that the Medini Iskandar economic zone has NO minimum foreign buyer requirement. That is to say that a Singaporean can buy a condo there for whatever he/she wants to pay for it. I also understand that Forest City has a minimum threshold for RM$500K for foreign buyers.

My question is, 1) Are there any freehold properties in these 2 areas, seems like they are mostly leasehold, like Medini1. 2) What developments in these 2 areas are worth looking at? 3) What is the proximity to Tuas crossing and how long will it take to get into Singapore from one of these areas?

I have read a NST article that FC is freehold.
