Can't help but noticed that the Food Republic at Suntec basement has a number of stalls empty, ditto for the Food Republic at Katong I12. Is the rental that high to drive the tenants out of operations?

Yes high rentals are to blame. Singapore has degenerated into nothing more than a rent-seeking economy.

recently I can see more and more office workers bring their lunch box to their work place

Normally the business plan for starting a business especially a food business in a high rent environment factors the rent in. Its the revenue projections that are off, and since the rent is a fixed cost, the revenue portion is the deal breaker. Either the food is not good and no one patronize the stall, or the food traffic to the mall is no good and not enough visitors bought from the stall. So either way, its not the rent.

Hmm... Traffic volume is to be blamed? But Suntec basement traffic volume quite large aye? Can't say much for the atas Katong I12 :p:p:p
