that's what the sales person told me. 50% sold. anyway the sticker on unit trick/gimmick is often employed by developers. surely u know that rite?

but dijaya.. their condo design i have seen (they are main developer for tropicana pj).. not really that great lei. very high density.. strange you say only 50% sold. when i was there 2 month ago (or something) i saw most of the units were booked already, almost 70% booked. so many pulled out?

Only comment so far is it being too ex...anyway for fellow capri owners, update each other if u know the firm date for SPA. Apparently, it seems to be in sep or oct. Bank loan LO is ready and right now is just waiting for SPA.

cg spells disaster for tropez n capri n bruno. i have seen the queue n sold out at cg. they suck all the limited money n resources for danga bay. cg will complete with china backing while the others will languish in the background. they cannot sell their remaining unit cheaper n hence remain unsold. tropez n capri will run out of money cos their first phases will be empty n abandoned as customer streams to cg shopping mall. cg will open on time n success breed success in johor.

serve these greedy developers right ! They had it coming. why price so high till nothing left on the table for investors and home buyers in the first place ? Hope the rest will wake up, especially those leasehold at Medini that are selling above 800 psf.

The question is how many are buy for own stay or buy for flipping. I understand there are quite a few buyers bought 5units at one go. These might make the sales numbers look good it's only temporary as they will go back onto the secondary market soon.

You have a point here which I agree also. In fact I'm wary about CG now even though I've been offered good units at quite good prices by those who want to make a quick buck.

What we are seeing is an artificial generation of property prices for CG because the developer did not impose any penalty for rejected units. I'm actually very surprised. Is this the norm for Malaysian property? I thought in singapore, if one does this, the deposit will also be gone or at least only partially refunded?

Having said that, the fact that there are buyers willing to fork out extra money to buy over from these flippers show that CG's worth is there and is increasing. But I now don't believe the number of units sold given to us by CG was accurate. Cos those who reserved the units are not real buyers at all.

I'm seeing the whole ulterior motive by the developer. They created the carnival, gave freebies, invited the celebrities over and all that. Perhaps to generate the impression that the CG condos are popular. In fact, they were attracting a lot of flippers.

I didn't go to CG as I saw a super long q to CG showroom. Still very hot!

Bora Residences (Capri) feel is very classy. I like it. Hope the commercial mall (1 million sqft) will be as vibrant as Vivocity or Serangoon Nex.

Capri is very beautiful indeed. CG is for mass market, I feel. No one knows what will happen in a few years' time to CG, as in if there are any delays, if quality is compromised, etc, given the project is so darn massive. I'm not too optimistic about its resale value or rental also. People are snapping up CG now only bcos the "bookies" and developer are releasing them. And also because there is a false sense of attractive pricing attached to the units. But they may not be worth that much.

An analogy I can think of is this: If I have with me a Hello Kitty plush toy that I bought for S$10. And you know now a huge crowd is queueing up to buy it and many are not successful. Then I tell you, I'll sell it to you for $20. Want it? If you don't want, I'll give it back to the shop and they will sell it for $30. The feeling is tempting! You'll want to buy it simple bcos you know you'll have what others may not. Heck, you might not even like Hello Kitty. It's just the feeling I'm creating inside you. Then once the euphoria goes away, you'll realize you might have problem selling the doll next time cos no one's really interested in it any more. Or that people rate the true worth of the doll to be $10 or less, and nothing more.

No offence to CG buyers. Just my personal feelings. It could be a great condo if you don't care about its future value, don't mind the "mass market" environment or you're buying for your own stay.

Personally, I'd go for exclusivity in condos. Easier to market and attract buyers next time.

Capri is really very nice. very elegant. I love it. but while I like the project, I much prefer Puteri Harbour. Puteri Harbour is lovely.

The other drawback abt Capri is the lack of marketing. Those idiots didn't strike the mkt while it was hot. CG has since sold 70+% of total project while this joker has only sold 50% of Tower 1 and they have another 4 or 5 to sell. Smells like a stalled project to me...

Like I said, no more buying off plans from now on for me.
