Regards to payment of levy. I am wondering how come I was told to pay the levy to NI lawyer (stake holder) during my 1st 10% downpayment to developer?

Oh. Tat time lawyer also asked me to pay them. I told them wait till state approved then issue cheque. They are fine with it. So i earn abit interest in my bank.

Damn! This NI lawyer (asst) service really sucks! Suppose to meet her at their office. Not only she asked her colleague to attend to us cos she has another appointment. But also dont bothered to msg/call us for the convenience.

Another thing is she dont entertain calls after office hour!!:mad:

Hi everyone,

Just a small contribution... there's an app that uses the GPS in the iPhone or Android phone to detect and alert you when you are driving towards an AES device. The one I use now is called AES My; free app on AppStore.

Also, there are no AES devices installed in southern Malaysian states yet; only in Perak and Klang Valley (KL & Selangor), but we should still continue to drive safely and never beat the traffic lights.

I suggest a sticky of the really key & basic questions, with 'reply' function disabled. This will aid newcomers because often, due to the many replies/comments etc, the original answers to the basic questions may be lost in the sea of replies.

yea nowadays firecrackers are really exp compared to 2-3yrs ago. Supply dwindled after authorities "crackdown" and passed the law to prohibit fireworks/firecrackers playing, hence prices marked up. You dont even have to shoot .. many residents of tamans (especially Chinese-dominated like Bukit Indah) will be setting off lots of firecrackers when it hits 12 on CNY eve.. and you dont have to squeeze with a million people at Chinatown/Marine Bay to view the spectacular fireworks display :smile:

Actually got nothing to view unless you are some performing artiste or some vip. Go chinatown only smell others sweaty BO and transport also problem. Here you get the real stuffs just like the good old days. I see many children love it.

During recent Deepavali eve,I was at my bt indah's house balcony and was surprised to see there were 6 different locations or more having fireworks when the clock turned 12am. It lasted for about 20min. There were also a lot of firecrackers going on till about 5am+. For the night, i did not sleep well coz too much excitements and noise pollution.
I have set up a firework before a couple of years ago. This round, it will be different as with family and sibling's family.

PETALING JAYA - For its tropical climate, up-to-standard service facilities and friendly locals who speak English, Malaysia has been ranked third as among the world's best countries to retire in.

Travel web-magazine Internationalliving.com placed Malaysia third, following Panama, which was preceded by Ecuador, on its list of 22 "World's Top Retirement Havens in 2013" which was posted on the website on Dec 4.

The list was compiled based on a survey on several factors affecting retirees in each country including real estate prices, special benefits and infrastructure for retirees, overall cost of living, medical and health facilities, and climate.

In his post titled "Malaysia: Asia's Most Desirable Destination," contributing writer Keith Hockton described the country as "having everything".

"It has everything. Its weather is a tropical 27°C all year round and its beaches, islands and jungles are pristine.

"It has some of the region's best street food, great restaurants, bars, shopping malls and movie theatres and it's all affordable," he wrote.

"Malaysia is also an easy place for expatriates to make friends, as English is widely spoken," added Hockton.

He also mentioned Penang and Kuala Lumpur having medical centres of excellence and that "every day, two plane loads of medical tourists arrive in Malaysia for various treatments".

"Not only is the healthcare amazing but it's among the world's cheapest. And prescriptions here cost a fifth of what you pay at home," he added.

Australian Pat Jones, 67, says she loves Penang, especially the vegetarian food, tandoori chicken and char koay teow.

The Malaysia My Second Home (MM2H) resident, who lives in Merican Road, has many friends.

She said George Town was a vibrant city with a lot of on-going activities on offer.

"Besides, we have made many friends here. I always encourage people to stay in the city so that we won't miss all those attractive sites and activities," she said.

Tourism Malaysia Deputy Director-General (Planning) Datuk Azizan Noordin said that Malaysia's "truly Asia" identity was what made the country appealing as a tourist destination.

"We have a stable Government and economy, nice tropical weather, good education and medical facilities, and a vast variety of foods that cater to all taste buds.

"Also with the on-going Malaysia My Second Home programme which offers foreigners who want to live here a 10-year Social Visit Pass which is renewable, more people are opting to make Malaysia the place they want to retire in," he said.

A FAQ which is updated by the senior members will reduce the repetition of answering similar questions. :smile:

Yes a sticky will be made. I will be putting as non sticky some of the developments that have been too hot.

Bros/sisters, just read some of the new postings here with a pinch of salt, been informed by some forummers of other agents from other states making things sound worse then it is in Johore or painting a much tougher picture to buy or to stay while promoting their projects in other states.

If its going to be risky for investments in Johore, please remember that other states are also part of Malaysia. No matter what, Johore is in the backyard of Singapore and every state has its own pros and cons. Just because i don't go there doesn't means its bad but please, don't need to mislead others to push sales of ones development in that state.

Dear folks especially newbies, some of those sharing here are doing so for commercial reasons so always remember what you read may be related to their commercial interests. They may suggest only certain locations or types of developments so do ALWAYS DO YOUR OWN DUE DILLIGENCE and COME OUT HERE to see for yourself. DO NOT BUY just because someone says so. (even if its me) They may even claim certain amenities are coming but please ask around and check out the news and those old time forummers first.

Have been asked to put a stop to the spamming or subtle advertising or SELLING FOR A FRIEND.

Some forummers have called up these guys selling properties themselves or for a friend and found that they were actually agents.

Nothing wrong if its really for property that one owns but if its commercial work then dear agents, please contact myself or Sam Leong directly for advertising.

yea one of the best spot to view fireworks is in front of 8 ave where the field is. Its like a battlefield especially the first hour from midnight

The first year, it was a battlefield, the 2nd year was more spectacular and got increasingly warzone like. Flashes in the horizon followed by thunderous roar and the ever lingering smell of gunpowder in the end viewing on the 2nd floor balcony. Best way to spend the night amongst friends and relatives with lots of food and drinks. :smile:

You will likely see lots of small sky lanterns flying across the hills as well as if UAVs on a raid. :smile:
