Seri Alam to start rail project in two years 15 MARCH 2011 , BY THE STAR
Seri Alam Properties Sdn Bhd hopes to start developing an integrated transportation hub project for the Eastern Gate Development Zone in Iskandar Malaysia in the next two years.
Seri Alam acting head of subsidiary Frankie Tan Kiat How said a 3.19ha land next to a private specialist centre in Bandar Seri Alam township here had been identified as the site for the project.
“We have submitted the development plan to the Iskandar Regional Development Authority (Irda) and it will liaise with relevant authorities for approvals,'' he told StarBiz.
There were several options in developing the hub. The project could be undertaken as a private finance initiative, build-operate-transfer or build-operate-lease of funding from the Government Facilitation Fund, Tan said this after hosting an appreciation lunch for the members of Johor Baru media and the company's corporate clients here recently.
Tan said the hub would have an integrated transportation system encompassing commuter train interconnected with the rail network at KTM Kempas Baru station, feeder bus and taxi services.
Kempas Baru station in Johor Baru would be developed into an integrated transportation hub in Iskandar and to be known as Kempas Sentral, which was expected to be several times bigger than the KL Sentral, Tan said.
Seri Alam Properties, a wholly-owned subsidiary of United Malayan Land Bhd, currently undertakes the development of the 1,347.60ha Bandar Seri Alam township.
To date, 60% of the area has been developed with 10,000 residential and commercial properties occupied by 50,000 residents since its launch in 1992.
Tan said the transportation hub would cater to the needs of residents in the Eastern Gate Development Zone, which is one of the five flagship development zones in Iskandar.
“The hub will improve connectivity to the Eastern Gate Zone and a possible link with Singapore's mass rapid,'' said Tan.
The Eastern Gate Development Zone spans over 31,132ha of Pasir Gudang area, including Pasir Gudang Port, Pasir Gudang industrial estate, Tanjung Langsat Port and Tanjung Langsat industrial complex.
Key economic activities in Pasir Gudang are electrical and electronic, chemical, oleochemical, chemical biofuels, food products, engineering based industries, plastic, ports and logistics, warehousing and research and development.
Pasir Gudang also has the largest concentration of palm oil refinery industries and downstream activities in the world and to date, there are more than 300 factories here providing more that 30,000 jobs.
