I am an investment buyer and I think the market is heading for a long downturn for the next five years. Still I like to stay in touch with the market and once in a while a bargain - usually distressed asset - may emerge.
Usually the agents would call me if they think there is a possible bargain that I may be interested in and also if there is an auction in the locations I'm interested in.
This afternoon was different. This afternoon an agent with handphone number 967XXXXX offered me "whatever it takes" if I bought the unit she had listed.
I never dealt with her before. She called me and said so-and-so had referred her to me. She said she had this listing in Katong area attractively priced and the owner is there if I need to ask any questions.
When I arrived she said the owner had left to attend to an urgent matter and showed me around. She is quite attractive in her early 30s. She said she is quite new in the business and the last year has been very quiet and she is willing to do whatever it takes to close the deal.
She was very straightforward. She said she will try her best to get the owner to lower price to the point that I agree but if there is a small difference she asked me to have a "generous" attitude and not worry about it. For my troubles, she will do "whatever it takes" to make me happy.
I ask her what she meant by "whatever it takes" and she said smiled and said "let's not be naive" and flashed a bit of her skin..
NO I did not take up on the offer, but it just goes to show the market is getting bad now and agents are now desperate for business.
Capitaland share price is now just above $4.00, only afew months after Liew Mun Leong sold at $6.88.
