Hi all, I've been lurking around this forum for awhile. Definitely a lot of info here! Noticed that some people suggested categorizing the content, but guess that goes against the whole "forum feel".

So I've created a new site called livinginjb.info, compiling useful information from these two thread. I'm still on the first forum, working backwards from page 800. Now only reached Page 698! 600 over pages to go.

Btw, was told by contractor that for support structures, they will have the steel reinforcement every 10 ft apart.. (see in picture also)

Bro, when will the state/government send the notice to notify the owner of the landed property to pay MY quit rent and property tax?

My property is still under construction and I currently live in SG and will I receive the notice for paying the above tax in my SG residential address mailbox?

After signing S&P agreement for about half of a year, I have not yet been asked to pay the stamp duty for the title transfer and of course have not yet received the title of the landed property. Is this normal?

Yes its an yearly affair, they usually won't do anything to you if you are late but lets respect their law.
Contrary to what folks will tell you, you can pay by your SG credit card. At least i have used 2 to pay for the quit rent.

[Property Tax]

Also, the property tax is about 400-500 RM a year. You can go to Skudai or you can also go to Perling to pay.
There is one in the Perling wet market that can collect the payment. Its a small one storey govt house that is besides the market in the car park.

Alternatively, property tax (cukai harta or cukai pintu) can be paid at any post office (pos malaysia) besides the places you've mentioned. Sometimes they will even park a mobile bus to do the collection if there is demand, whereas cukai tanah (quit rent) can be paid at the main office opposite Larkin bus station. For every year's delay, you will be penalised 20% of the amount payable. Yeah, they won't do anything to you until you decide to transfer/sell your property.

Yes around that 500K RM... corner lot at least if not cluster.. and secure gated, guarded vicinity... ideal if it has facilities like swimming pool/gym e.t.c... well maintained ..

Have visited NI/HH/LeisureFarms already.... too pricy for my budget

RM500k for corner unit is tough in current mkt.......If you dun mind 99 years, I recalled seeing Ponderosa Green semi-d selling around RM 550 to 600k but couldnt really rem exact prices... Hard to get corner lot or terrace with RM 500k unless its at more ulu locations or old, ungated resale....

Can one do an extension of the private ground/garden area easily in Johor without much clerances required?
hi guys.becareful with ur extension. is better for you to get the aporoval from ur management/mpjb 1st before proceed. my back neighbour has done the extension all the way to the wall that is share between us. my contractor told me is illegal and report to mbjb, they must remove it.well, living in the same community, i wont report it. but remember if ur neighbour really report, then you must remove. so is better to get a approve extension.

I believe there are very limited end lot unit in NI Precinct 8 (the one with lake) available going for 530k. Have you checked out the Nusa Sentral area? End lot going for around 450k only.

500k for end lot is indeed very difficult especially for new houses with G&G - upcoming launch for cluster houses are all indicated 800k above. However I believe once a while you may get some good deal from resale market. I'm currently looking at houses around this price too haha..

I agree...better be safe than sorry. As mentioned, it's also quicker and better to check against the DMC / management first to what extend any renovation or extension is allowed.

Tnx for your views RedsYNWA, If i decide to buy then i will buy a landed prop , there are ofcourse many inter terrance available at below 500K (420-480k) at HH/NI and some other places which i have yet ot visit so it may be difficult but not impossible to get a corner for around 500K.... and i will be positive about this thought.... i may just be lucky if the world economic crises shows its colours....

There are so many units for locals at Johor going for 200- 300 K rm as well .. but those are not gated communities.... so i find it difficult to understand a price 3 times the price of a unit which is in an ungated area.... worse case i might as well take up a DemiD or bungalow in such a precint and then spend another 100k rm for just getting my own security in place, i can have my own security guard and a guard house as well in that much money!!

Bro, you may need to adjust abit once you get the quotes, my advise is to have renovation done up first if there is budget constraint.. furniture can be topped up later..

one example is the railing on 2nd storey which I redid.. cos 500rm but think its much nicer.. besides also safer for the young ones from stepping on the horizontal rails..

His workmanship is fair.. masonry workers from indonesia, tiling & piping local chinese..
His price is quite good but that is also becos he is the main contractor for renovation works..

Do not think they applied for any as its part of the build up area.
For me I gain 22x12 ft which I converted to a small rm & wet kitchen..
Some pple even build the 2nd storey & relocation the toliets.. (nice but much more ex)

The only problem was he disengaged the phone line & it was not reinstalled back by telecom..

in all I negotiated to the following price 18K RM.. his contact is in my reply to ginfreely..

1. Clear backyard grass
2. hack rear wall
3. Erect the new walls
4. ceiling tiles
5. plaster ceiling
6. wall dividing kitchen & room
7. floor tiles for kitchen & room

I will still suggest gated though for peace of mind.....I think the clusters semi-d are selling cheaper. I rem seeing posters of cheap clusters pasted ard Jusco Tebrau. May be possible to get a new cluster semi-d at less than RM 600k, but at slightly off locations. Because locals dont really like clusters as there's no backyard view. For me, I dont see a great diff. Perhaps some of the other bros can help. I am not a garden person, and my family is small, so a simple terrace is gd enuff for me liao..... hehe....
