I've been searching for property in Skudai and anyone has tips? Just found this forum today.

Past few days I've been corresponding with one medini and it appears their reply always less than what I expected.
It seems like they are not very keen to answer the questions and always reply with standard template.

actually in new developing regions, freehold vs leasehold price appreciation rises in tandem, with delta price difference btw them. So for investors, it doesn't really matter.
20 years later, there might be a difference :biggrin:

(e.g. price difference of xxxk, but both rises about same percentage over initial years, with FH still more exp than LH)

Not forgetting that this is malaysia and not Singapore, things don't move as fast here in Malaysia and we have to factor that as risk.
Many don't even dare to bet on Nusajaya 'yet' even on Freehold properties because they are afraid that they might not see Nusajaya's success in their lifetime.
If you buy 99 years, you're not just betting on the success of Nusajaya, you're also betting that it'll be successful in the next 20 years(time is running against you as your property's 99 years life is getting shorter).
For freehold, you have the luxury of longer time on this bet and thus lower risk.
Of course if Nusajaya develops fast, the 99 years properties will appreciate a lot as their location are the Best(right beside Shopping Mall, MRT, Bus station, hospital, amenities etc.).
So for this case, it's higher risk due to time constrain.

I intend to own a house nearby Singapore for retirement (probably in 20 years time). However buying a house and leave it empty doesn't seem to be a good idea.

so my ideal would be to buy house/condo/etc which I can rent it out to fetch at least least equal interest yield as the housing interest itself (but that doesn't seem possible in new development such as Skudai).

Can someone advice me which development that fits the above purpose:
- foreigners eligibility
- potential for renting out

So far forumers here with units in East Ledang and Horizon Hills are able to rent out their units with rental yield way above interest rate.
One forumer here bought his terrace in East Ledang's phase 1 for RM460k and rented it out for RM3600. Present transacted price for other similar(same size) terraces in phase 1 are around RM700k though.
For rental prices secured in Horizon Hills, maybe Wuqi can help you.

What's the colour before it turned muddy yesterday?

It's always been that teh tarik colour (at least ever since I went to check NI out in June 2010).
The optimist in me assumes it's going though a cleaning out process and eventually will turn into a lovely crystal clear lake :smile:

I intend to own a house nearby Singapore for retirement (probably in 20 years time). However buying a house and leave it empty doesn't seem to be a good idea.

so my ideal would be to buy house/condo/etc which I can rent it out to fetch at least least equal interest yield as the housing interest itself (but that doesn't seem possible in new development such as Skudai).

Can someone advice me which development that fits the above purpose:
- foreigners eligibility
- potential for renting out

Your idea is actually a very common intention across many who are/have been considering purchasing property in JB.
Own stay, return on investment, weekend home, rental yields, condo vs landed property, security concerns, good food locations. So many things to discover and learn here.

As of yesterday, e color of lake is like Teh Tarik like few mths ago.

Yes Crystal, it was Teh Tarik. Went into google map and saw the satellite image with the original lake and superimposed it with the developer's master plan. i notice that the lake was originally bigger, stretching towards North-Easterly, i.e. part of phase 8C was a lake! Therefore the present shape of the lake has been "reconfigured" thereby rendering it muddy due to the earth in the lake having been disturbed in the process of reconstruction. The m&d will settle as time progresses, hopefully, and a surface layer of alge form to hold the m&d in place. A sinister thought at the back of my mind is that some irresponsible contractors pour unwanted construction waste/earth into the lake when nobody is looking :mad:

But i am not betting it will be as clear as mirror, if it can become like pungol park water quality i am happy already. More is a bonus :wink:

If it is a sure thing can make money by renting , everyone here will be buying like nobody business liao ! Even at current market , cant make money by renting , people are snapping up properties like crazy .
Some people make money here via renting , most people simply use it as a weekend home . Making money via
renting is secondary for most people here .
But I am quite sure it is less risky to buy now than say 20yrs down the road when you retired .
Reasons : Things will definately change , like higher prices , maybe higher limit for foreigner ownership , etc
You might be price out of the pte property market like what is happening in SG now.
You buy now , upside risks and downside risks are all factor in by you already ! I am quite sure when you sign
the dot , you already make sure you can afford it , win or lose , right ? That is the reason why some bros here loan
5yrs , some 10yrs and some 25yrs , different people different risk appetite

yeah I guess over 20 years the risk is minimal. And you won't know what will happen in SG where only the Rich can afford to live.
I start to be sure that I need to look for 2nd home other than SG after last week incident where I took a cab around 9PM and the cabby charged me $9 just for walking distance destination.
I still remember it won't cost more than $4 a few years back.

Over past 7 years my salary have gone down 10% while most of the cost have doubled.
I don't think I can earn a lot more in 20 years when I'm more disposable. Without 2nd home and a lower cost of living, I think, I hardly can breath.

Can others here advice me the choice of housing for me to invest?
I've the list and a lot of them seem to Nusajaya. My budget is about RM500k. I think, I won't be able to come out a lot more than this.

From the experience of my own property (inter terrace Golf HH), the gross rental seems clearly insufficient to cover the cost of the monthly instalments based on a 80% loan quantum and 20year loan tenure.

Enough to cover the monthly interest and miscellaneous costs, but at currently transacted prices for resale properties and rentals I see being asked, it's hard to see how the landlord can avoid needing to come up with money to cover the cost of ownership.

The people who bought a few years ago, sure. The people buying now? Not such a sure bet.

Of course condominium yields are better, but I am not familiar with those in that area.

Installments amount depends on percentage paid upfront....but amount paid upfront is also subjected to opportunity cost.
Would it be more than interest rate of 4.5% ? If we assume long term, then perhaps.
so let's calculate based on imaginary 100% loan for a 500k property over 30yrs.
Monthly installment is 2533. Out of this , a portion is paying for the principal and the remaining are interest cost.
1st year to 5th year interest are 22335, 21964, 21577, 21171, 20747 respectively.
Taking average, its 21559 for 1st 5 years or 1797/mth.

My personal take is that for a 500k property, need to get rental above 1797+maintenance cost+property tax,etc (for the first 5 years) etc to break even although monthly installment is actually higher. Remember the property can be sold and there may still be profit/loss from the sale of property to be considered. I think that may be possible.

But like what Teck said, prices for HH/EL is now much more than 500k. Let's say 800k, then rental should be 2875+maintenance cost+property tax.

Of course, the experts would say that the rental must be more than monthly installment to get net positive cash flow. Easier said than done.

with upcoming new project prices, hard to have rental >= installment + maintenace + misc fee, unless u get less than 70% bank loan. cash is king!!!
