Yes , for NI Prescint 8 only , they will be guards , cameras and access cards coz its considers premier type
The rest prescint do not have access cards.
Those from other prescint if wan to go to lake for stroll have to register with the guards .
I just booked a unit last Sat....

Bros, in MY, the fees are paid by the seller. The buyer do not need to pay any fees at all if you are buying from resale. All my previous properties, i dun pay any fees....unless rules have changed for the last 5 yrs!

Can those who bought their property thru sub-sale share with us so that we all can learn from this - do buyers need to pay the agent's fee and if so, how much? ..........or is this only applicable to foreigners buyiing property?

SPA fees - this is not cheap bro - base on yr house price..
SPA on bank loan - this also not cheap - for 560k easily RM6-7k , i think...mine was <400k already 5k.

I think that's about it...but got small ones left - utilities deposit....a few hundred only nia...

arent the SPA the stamping fee?

What does SPA stands for anyway?

I paid them a visit this morning. The property is being marketed in Singapore by the real estate agency HSR. They were taking a refundable deposit of SGD 3,000. This would lock in the unit and price up until their full launch in March. If you still decided to go forward at that time, you would pay 10%, less 3000.

They have studios (~700k), 1 br (~1M), 2br (~1.4M), 3 br (~1.8M). The sizes vary a lot. 3 brs go up to 1900 sft but has an oversized balcony, around 450 sft. Most 2 bedroooms are park facing. There is not much of a price differential even if it is Marina view vs. Park view (950-1000 psf) and they told me that this was to incentivize the early buyers. They paid for the State Levy and legal fee but NOT the stamp duty, around 3%. They have launched only one tower.

Overall, the sales folks were very cordial but not knowledgeable. The saleslady told me that Traders Hotel at PH was up and running :smile: and also recommended that I go stay there to get a feel for the place. There was nothing yet that convinced me that the quality of interiors would be better than those of Imperia - they did not have a lot of details, other than the fact that the will include floorings, wardrobes, and kitchen (other than refrigerator and washer/dryer). Perhaps, this will be clear during the full launch.

They had locked in 9 units yesterday and 2 more while I was there this morning.

In a nutshell, I am not convinced of the 20% odd premium over Imperia, yet. The only attractive part was the SGD 3,000 refundable option that would lock in your unit and price until March.

From causeway to danga bay direction , go to Tune hotel on the left and straight u can see see the coastal highway . Have fun driving there as not much cars , but at night its a bit scary ! coz no lights and a pitch of darkness when u look at yr mirrors!
U can exit B. Indah to go Jusco , or another exit to HH .

erm , for msia properties , why buy from SG ? usually the currency rate is not so gd . no costs savings ....
only save the hassle to commute to msia .

Hi bros, from what I was told by my RE agent when I rented my HH house; in Johor the buyer for sub-sale property pays 1% agent fee and the seller pays 2%; whilst in Klang Valley, the seller pays 3% and the buyer doesn't have to pay.

I managed to sneak a peek at the price list and I saw 2 corner units listed at RM665888 and RM667888; yours is more than RM120k cheaper.... good for you. How much extra land do you have for your dog(s) to run around?

Hi LGLab, I bought a unit in NI P8 too; took my bank loan with RHB and the package is the best I've seen so far, 85& loan at BLR-2.5% for the whole tenure and I managed to get 31 years loan. If you want, I can PM you the lady who handled my RHB loan.

only 10 ft extra ...my furkids are small so gd enough for them to roam ard...

Brother, we did this too, from HH gateway to outside Singapore custom, cleared all boot check and all, the distance was around 20km, less than 20km to reach JB custom.
Hi lastresort, to get to 2nd link using coastal highway from HH, do you turn right at the main guardhouse, instead of left towards Jusco? The sign in front of the T-junction says Gelang Patah, which I guess should be able to lead us to EL, but I haven't tried that road yet.

Asumming we turn right, are there signages to follow all the way to Mydin, EL and then Tuas 2nd link? Thanks.

I spoke with 2 agents before and they said buyer has to pay 1%.. I read from some news article also confirming that as well...

Oh, I thought I missed out a cheaper corner unit... heheh... yah, end lot is still better than interMid lot. And yes, the RHB lawyer is the same as the developer's lawyer; so all legal fees are absorbed by UEM. Try RHB too... PM me is you want the RHB contact for the home loan.
