Whole stack pricing means entire block (Grd, 1st, 2nd, etc, etc). In Malaysia many developers do not sell floor by floor basis anymore.
Cos Grd floor is the best and no one want the upper floors.

It is a design issue. A lift will increase the appeal of upper floors.

A lot of pricey real estate. Which demands high value vendors to set up shop there which can afford the high rentals. Without large human traffic there dunno whether it's sustainable or not.
Also the city area is starting to refurbish, with city square extension, the old Komtar restarting its engine next month and with Danga Bay gathering steam, not to mention South key also breaking ground. Looks like its gonna be a competition to Puteri side.

Just my opinion.

you forgot that there is Medini neighbor which can provide the human traffic and amenities. Mall of Medini is slated to be run by Lend Lease and is planned to be the biggest mall in JB if I am not wrong.

Well my first trip back to PH since signing my SPA in Dec 2011 for Teega Service apartment, sitting in Brussels beer bar on my second Stella, 31 regular, 25MYR 2 to 8 PM about half what I pay in Singapore, someone was saying it is expensive here.... yes I guess it will be more expensive than central JB as Marina Bay is to my local places at Serangoon in Singapore, and so it should be, anyway took tons of pictures of all the construction will post later, but love what I am seeing so far can't wait until 2017. (they need to fix the boarder crossing though, it was like this side did everything to slow me down and piss me off just because I was a foreigner, 10 min Sing crossing 45 min JB second link on the Hello Kitty bus, really, what are they concerned about, all the drug and gun running coming from Singapore... or just proving a point they do not need or want foreigners here? the look of fu contempt from the boarder guy I do not understand )

I am a Singaporean, yet what I experienced is exactly the opposite.

I feel the malaysian customs are way more efficient, they are ready to open up extra counters
anytime there is a builtup and they also do not require the filling up of white cards.

The same can't be said for Singapore side. I am totally disappointed. They simply cannot cope.

My impression is the same as well at least from the times that I've gone in.
Johor is nowadays improving better then Singapore.

Wow .. you managed to get inside the construction area..

I drove past the area a couple of days ago. I saw that they are clearing the huge plot of land opposite TEEGA. Managed to talk to one of the sales guy. They are going to build something similar to Emerald Bay. Bungalows with sea view and yacht berth.. about RM4 million. Further inside with no sea view. Superlink (Terrace).. about RM 1.4 million. The sales guy also mentioned that UEM owns the last plot of sea view land, next to puteri cove. No price estimation but should be the most expensive as it is just next to the sea.
