Suppose it was referring to the afternoon sun. However, there are many developments in the Singapore where people still pay top $ for units with west-facing facade because of the good view. This can be one of them in iskandar.
Why the purchaser will regret after bought the park view encorp marina units?

Cos I am not that familiar with the JB market. In your opinion, what is a reasonable price of entry based on 6.5%-7% gross yield? it will be good for us to use as reference. thks

I saw their studio unit starts RM 342k. Assume we take RM 380k and they really give us 5% rebate then nett price will be RM361k. 6.5% means per month rental is RM1,955. I think it's achievable. I know Prima Regency in not very pleasant Plentong has studios renting between RM1,200 - RM1,500 depending on furniture and Samudera (i think) behind the Sultanah Aminah Hospital has studios going up to RM1.8k. This is PH so i would think RM2k is easily achievable.

The one bedroom assuming RM500k, nett will be RM475k and monthly for 6.5% will be RM2.5k+. Again i would think its achievable.

same thing when they are selling the Somerset Puteri Harbour, the side facing Kota Iskandar (afternoon sun) last to sell out too..

I think most important question is whether it will affect our eligibility to buy if our MOP for HDB is not fulfilled yet. So commercial we will be allowed to buy and residential might not right?

Is it really like that ? Can those people really buy the condo as long as they are having a commercial title although they are still within the MOP period ?

I saw some ads saying you can buy, but I'm not sure if they are misleading buyers.

For those within HDB MOP, please help to call HDB Branch Office and/or write in to get a black & white answer from them.

I was curious and called HDB but they needed my personal info. I can't give as I'm not within this category. I heard from someone, that within MOP, you cannot buy even though it is commercial land title. This is because the usage is still residential.

Can someone within MOP please help to check, and share with us?

My understanding is that the mid-high floor units having some view of the Private Marina should be a safer bet as they plan to build a low rise club house in front.

ok... HDB has confirmed that you cannot buy any commercial land as long as there are residential units on it. :(

Teega's launching keeps on delaying, from Sep to Oct, then Nov. Now, maybe Dec.

The developer might want to take chance to increase the $$ since the Indoor Theme Park is opening..
