台北東區精華地段不少店面掛上出租告示。
台北東區SOGO商圈過去人潮眾多,不少餐飲業者前仆後繼開店,競爭激烈,租金也居高不下。但近年逛街人潮流向信義區,東區商圈買氣直落,租金仍年年上揚,許多餐飲業者不堪負荷,陸續傳出倒閉或歇業消息。
東區租金年年上揚,即使位於巷弄租金也連年喊漲,但商圈人氣、買氣早已大不如前,因此歇業的餐廳,永福樓並非第一家。像是已開業10年以上的義式餐酒館Trattoria di Primo復興店,去年6月對外宣布租約到期而決定結束營業,但經營已久,客層及客源相當穩定,恐怕租金才是主要原因。此外,像是市民大道涮涮鍋、老乾杯、田季發爺、三道一鍋等,也都因不堪租金負荷撤離東區。
不僅是東區,六福皇宮因租金沉重而決定在去年底熄燈。港式吃到飽的餐廳「潮坊」特別強調店面租金過高是歇業主因之一。老牌音樂餐廳Brown Sugar已營運20多年,但就被漲20次租金,租金不堪負荷,難怪只能關店止血。
現在東區的逛街人潮,比起鼎盛時期直接腰斬,目前已淪為臨時特賣商場。因此,包括鎮金店、SWATCH、Fossil和歐米茄等珠寶、鐘表品牌都紛紛離開東區,另闢新據點。
去年10月,鎮金店就先撤離東區商圈,緊接著在12月中時SWATCH台灣唯二的形象概念店也悄悄吹起熄燈號,讓消費者大感意外,因為這家東區的品牌路邊店一樓加上二樓的營業面積約90坪,據傳每月租金高達140萬元,可是銷售成績不理想,無法再負荷,因此決心收攤。
鄰近原SWATCH忠孝形象概念店更曾有美國第一大的鐘表集團Fossil的旗艦店,也是自2012年就入主東區商圈之一的鐘表品牌。同樣因高昂租金、人潮不再,再加上自今年開始,Fossil不再以直營的方式經營台灣市場,改由代理商規劃銷售,所以逐步關閉表現不佳的據點,旗艦店首當其衝。
與SWATCH隸屬同一集團的中高價位品牌歐米茄(OMEGA),先在2017年關閉位於敦化南路口與鐘表店合資的據點,在東區商圈僅剩在不遠處的另一家旗艦店。

Rents in the eastern district have risen year after year. Therefore, Yongfu Building, which is closed for business, is not the first. For example, the Trattoria di Primo renaissance shop, which has been in business for more than 10 years, decided to close its business after the lease was announced in June last year. In October last year, Zhenjindian first evacuated the Eastern Business District, and then in mid-December, SWATCH Taiwan’s only concept image store quietly blew the lights out, which surprised consumers because of the brand road of the Eastern District. The first floor of the side store plus the second floor has a business area of about 90 pings. It is said that the monthly rent is as high as 1.4 million yuan, but the sales results are not satisfactory and can no longer be loaded. Therefore, it is determined to collect the shares.
Adjacent to the original SWATCH Zhongxiao image concept store, there is the flagship store of Fossil, the largest watch group in the United States. It is also one of the watch brands that entered the Eastern District business district since 2012. Also because of the high rents and the crowds, and since the beginning of this year, Fossil has no longer operated the Taiwan market in a direct manner, and has been planned to sell by agents. Therefore, the flagship stores are the first to bear the brunt of closing down the underperforming bases.
OMEGA, a mid-to-high price brand affiliated with SWATCH, first closed its joint venture with the watch store in Dunhua South Road in 2017, leaving only another flagship store in the Eastern District.
