Punggol east resale flats COV drop 21%!

今年首季转售组屋现金溢价大跌，榜鹅区猛挫21％。

《海峡时报》报道，政府在今年1月大动作推出第七轮房地产降温措施后，组屋转售量下滑，现金溢价也受影响。

今年首季，转售组屋的交易量为3186个，这是自2009年来最低的季度转售量。其中，70％是三房式及四房式组屋，其余的则是五房式或公寓式组屋。

现金溢价方面，榜鹅区的溢价中位数从4万5000元跌至3万5500元，下降21％，跌幅最大。淡滨尼和白沙等区，组屋溢价则分别下滑了13％和12％。

It says there the whole of Punggol not just Punggol East. There's PR restriction in Punggol, PR can only buy from PR of the same Ethnic Group. The reason why the COV dropped so much compared to other area.

Only deluded people think that Punggol / Sengkang are good areas. Traffic is a nightmare. Amenities are non-existent. Those without cars are thoroughly screwed.
