香港擁有一大片石屎森林,但港人要在廣袤之間尋方寸立身之所,難度堪比登天。房屋置業階梯已朽,幾百萬人在「樓海」中艱苦尋覓安身之所,劏房戶等公屋、租戶等買樓、業主等供完樓,「樓奴」都在等一個改變命運的機會。
靠父母幹上車,是否真的等於「人生勝利組」? 物理治療師RT未夠30歲已成為業主,擁有價值千萬的單位,但他卻無半點喜悅。他表示,供樓、家用已佔去每月收入約九成,甚至令他要「犧牲」興趣。供樓負擔重,自己亦不是「金龜」,「我係買完樓之後就食屎!」
在荃灣海濱聳立着一排又一排的新樓,其中一個向海單位正是RT的新居。28歲已經成為業主,RT是社會大眾口中的「人生勝利組」。這個三房海景單位由他一人獨住,樓價約960萬元,晉身有樓一族對RT而言,喜悅不多:
RT:退休前只剩下3年時間儲錢
去年RT靠父母的退休金,成功買下一個荃灣西新盤「上車」,首期約500萬元。RT說,當初父母本著「買磚頭最穩陣」的道理,令他「半逼半自願」地踏上業主路。成為業主後,不少人前來恭賀,但他卻說:「壓力來源,係你知道自己將來要供款30年,我唔知自己會唔會有咩冬瓜豆腐……我要保持現時(財政)狀態到57歲,我先會甩難,但我到時候只係啱啱供完樓,退休前只剩下3年時間儲錢,到時都唔知儲到啲咩。」
RT說,自己月入大約4萬元,但供樓連家用,未計三餐交通,已佔收入約九成,每月只剩下3,000多元可用。他笑言,幸好自己生活從不奢華,影響才不算大。不過,他收樓時首次見到「實物」,不諱言單位比想像中細,「真係又貴又細。」
生活與結他只能二擇一
不少香港人窮一生只為一層樓,但RT卻志不在此:
RT一直醉心音樂及運動,閒時會與朋友「夾Band」,對樂器有一定要求,有隊友更曾買入一支逾萬元結他,並為它戲謔改名為「首期」。見到心儀樂器,RT的確會心動,但做了業主後只能「忍手」,因為他選擇了「真首期」,將興趣的花費都改放在磚頭。
買樓似街市 慢一秒冇得揀
樓市瘋狂,相信香港人不會反對。RT回想買樓當日情景,仍心有餘悸,「原本想買兩房單位,但揀樓嗰陣話售罄。」
他形容當時感覺「震撼」,人人爭先恐後。「好似去咗街市咁,遲一秒決定就隨時冇得揀。」他最後考慮工資增長及負擔能力,決定轉為買入三房單位,較預算的800萬多出近200萬。
一個人供樓:「我都知好離地。」
對置業不以為然的他,最後卻要參與其中。他慨嘆在香港若不及早置業,只能眼看樓價一直升,「遲早都要住,我呢一刻唔諗,過多五年一樣要諗,除非我唔結婚唔生仔,如果我呢一刻唔打算,咁到時點算?」
在現時的樓市,年輕人可以買樓、自己一個人供樓,RT都說覺得聽起來「離地」。他又說,自己任職物理治療師月入約4萬元,若沒有父母幫忙,肯定難以負擔樓價,「我呢一類人,已經叫做專業人士……香港入息中位數係1.8萬元,我係佢哋兩倍有多,但我自己一個都儲唔到首期,咁其他人點算?」
