A five-room flat along Dawson Road sold for $1.7 million - highest price ever in Singapore based on HDB data

A five-room flat at 92 Dawson Road was just sold for $1.7 million ($1,295 psf). Based on data from HDB, this is not only the highest price ever paid for an HDB flat in Queenstown but also a record high for HDB flats in Singapore. The subject flat measures 1,313 sq ft and has a remaining lease of approximately 89 years.
The recent sale of the subject flat breaks the previous record high held by another flat in the same block, which was sold in June 2025 for $1.659 million ($1,263 psf). Both flats are part of SkyTerrace @ Dawson, which comprises five 43-storey blocks featuring 758 flats.

The high price tags for flats at SkyTerrace @ Dawson could be due to their central location (see Map 1), as well as their long remaining leases. Nearby amenities include Dawson Place and Queenstown MRT Station. Schools within a 1km radius include Queenstown Primary School, Crescent Girls’ School and Queenstown Secondary School.

Thus far this year, only six five-room flats in Queenstown have been sold, with prices ranging from $960,000 to $1.7 million (see Table 1). Of the six transacted flats, only two fetched less than $1 million, indicating the popularity of five-room flats in Queenstown.
