Background Story: Shops, Eateries And Residential Blocks In Dawson To Be Demolished For Development

31 blocks along Tanglin Halt Road and Commonwealth Drive have been scheduled to be demolished and redeveloped under the Selective En Bloc Redevelopment Scheme.

Analysts are saying that after the redevelopment works, the area could hold up to 5000 new flats. This would be an increase of 50% on the number of flats there now.

While it has not been decided if the site will be turned into public or private housing, analysts are predicting that the space will be used for HDB housing due to the fact that most of the surrounding area is also HDB blocks.

If the land was zoned for private residential development, it could fetch up to $900 per square foot based on recent bids of similar, redeveloped estates.

One reason for the potentially high costs is due to the very limited supply of government land sales in mature estates with such a good location. near an MRT station.

The nearby Dawson estate has been zoned for HDB projects and the 3.700 new flats will be sold off soon with Tanglin Halt residents getting priority to purchase.

However, despite the potentially high prices the land could fetch, some are concerned with cover developing the area. saying that too much redevelopment will kill the character of the estate.

Old-world charm would be lost and the new developments would have much higher population densities than before.

Some parts of Tanglin Halt have been around since the 50s and residents are concerned that all the history will be lost if it's overdeveloped.
