If u do have the spare cash & intends to reside majority in msia then to me is feasible as interest are running 4%+

On average Monthly u can get $1k+ Interest which is useful to pay for utilities, maintenance, petrol, etc misc costs.

I am thinking of getting a resale unit at KSL. The government valuation is one million ringgit. It might not be a good buy. Can someone advise me what was the launch price for a 3+1 unit high floor during the time when it was launched? Anyone would advise me against purchasing KSL? This will be an investment property not for own stay.

abt 700+ psf then. it shld be cheap for buyers to clear their remaining loans now but many paid cash then. I saw the poor material used like flooring which I believe you have seen since u r buying. quality is poor unless u close one eye ( not for a million) and if u like the fact that its a shopping condo, then nothing to say. perhaps for rental investment u cld be making a good choice though.

Thanks for the inputs. I noticed the inferior quality tiles for a million RM condo. I like the unblock view from a very high floor and the mall underneath. It is an investment unit and I am quite pleased with the location albeit the traffic can be horrendous. I sensed traffic will be a major issue in JB when most condo development projects are inhabited. At KSL area, I experienced it and accepted it as it is. I also like the location nearer to Woodlands CIQ as opposed to the CIQ at Tuas. City Square would have been a better location in this aspect but that area is far more complicated. I have been robbed there once along Jalan Wong Ah Fook, hence, I am avoiding that area since.

Why don't you consider R&F Princess Cove, V@Summer Place etc?

Developments in JB centre is going to be difficult as there's a lot of buildings that's needed to be cleared first before they can develop properly. Not too sure whether it can be done or not.
You might end up like KL city centre with shiny new buildings juxtaposed next to old kampungs

Why don't you consider R&F Princess Cove, V@Summer Place etc?
Most of the catalyst projects are in that area as compared to KSL..
I quite like the outlook of V@Summer Place but I don't like that area. I am also not keen in R&F because it's too close to the causeway. Traffic sound will be horrendous.

I am presently living near V@Summer Place /Princess Cove. In fact I have been staying her for 5 years. The honking of the lorries at the customs can be unbearable if your unit faces CIQ. Furthermore the traffic along Jln Ibrahim Sultan i.e. Road along Stulang Laut will be congested once all the condos are occupied unless they are able to widen the two way single land road.

Hi Guys,

Judging from the remarks staying near customs itself (where it's very noisy and congested), i guess it's better to get a property 10mins away from CIQ to enjoy greater peace of mind in terms of environment pollution. I am now looking at properties near Permas Jaya area and South Key surroundings, those areas look quite promising as well with upcoming future developments and definitely more spacious. Can i ask for those who have been staying in Johor for a few years - in times of Medical Needs and Emergencies, which Hospitals would you recommend? Especially in terms of Hygiene and proper service. thanks.

Hi @eric3417, great to know a new modern hospital would be coming up soon! However how about for current? Which Hospital would you recommend for Singaporeans to visit? I have heard really bad reviews about the current old KPJ Specialist Hospital and the Govt Hospital @ JB Central looks pretty run down as well. Talk about basic medical confidence in JB. Just trying to prepare in times of emergency (in case of a sudden fall, or a deep cut where i need to rush to an A&E ward) - this is not Singapore.

If in the east Regency Specialist Hospital might be a decent choice. In the west could be either Medini Gleneagles or Columbia Asia Hospital around the north.

It is not all that gloom and doom living near Custom. If you get a unit NOT facing JB CIQ. i.e. facing Singapore or Permas Jaya you wont face with noise pollution. Not all roads at city centre are congested. Jln Ibrahim Sultan will be congested once Princess Cove is up and running as they share the same road as V summer Place and SkySuit. But other main roads and side lanes are still ok.

One of the best things about living in the City Centre is that I Dont NEED to drive to get back to SG. I just walk to CIQ and hop on the bus, ktm train and in future, the mrt.

I guess bluesky is looking to retire in iskandar & do need need to go back SG frequently perhaps 1-2x a mth so willing to go further out for more space & nature yet close to quality healthcare.

Anyone have visited lim dental in holiday plaza.
Last month was the scariest encounter in my life.
The dentist cut my tongue accidently with the filling device, when i washed my mouth at the basin i realised the sputum was full of dirty debris and blood left. And the disposable cup has lipstick on it they didnt change as i saw the previous patient was a lady! This really let me doubt their infection control!
Do you all notice the dentist changed new instruments and open new bag of tools after every paient?
i realise always when i go to the dentist lie on the chair , the dentist will start to put tools into my mouth , realised that the tools are there and then on the tray already. I went to polyclinic however i saw the dentist take out a bag of tools before using it .
i been to 3 to 4 times never once seen them open a new bag of tools . I wonder did they really sterilised them . How about their handpiece do they sterilised them cos always notice every time patient go in and out very fast. Pretty worried

Hey Eric, retirement is still a way long road for me. Singapore is just getting very expensive with the rising costs n unreasonable govt policies. I did look at V@Summer place three times over. It's extremely convenient but something about that surrounding just do not feel comfortable. I need to travel to Singapore to work everyday, but I do want to get a place in JB which makes me "want to" n "desire" to return back everyday amidst all that Jams n Long Queues. I m now open to 3 developments; Botanika, Crescent Bay and Marina Cove which is about 15mins via bus or car. Any opinions guys? Which out of the 3 would you reckon is the best? Thx.

anyway if u r to-ing and fro-ing btwn the two countries daily, its going to be hectic regardless unless suddenly a miracle happen btwn the two rulers. then, anywhere is fine isnt it..
