The signing of S&P will start today at The Central Building @ Clarke Quay.

Buyers whom already get loan approved or paying in cash will be able to sign the S&P today.

Bro the signing started 16 Aug. I sign already, they got the bank and lawyer to come from malaysia to do the legal docs

Use malaysia cheque better, the quoted exchange is not as good. Was quoted 2.52 @ 26 Aug, and 2.532 @ 10 Sept.

I sign first and pay later as not happy with the given exchange rate. Also loan in malaysia as RM will drop further.

I dont think he paid retail price, likely got a very sweet deal, ?free as part sponsor / owner of project. Not sure but can be sure this project will be completed as its not wise to offend sultan since his unit at top floor, the lower floor will see some benefits to in terms on timeline of delivery of project.

As for resident's committee another tricky matter lol...... how to ask sultan for his input.....

Looks like local buyers for this project got screwed big time due to the new measure..... how to flip to other locals when the surrounding property so cheap.......
Better just quickly clear the loan and try to rent out and hold long term, and pray for policy change

I visited Ho Chi Minh city recently. Notice the tall Bitexco Financial centre which is 262m tall. After it opened it's door in 2011; surrounding land prices shoot thru the roof.

Same thing happened in KLCC, 101 Taipei, Sail Marina Bay etc.

Astaka is 301m tall; much much taller than Bitexco of HCMC. I think it is a no brainer to buy Astaka or nearby project like Twin Galaxy; Sky 88 and Pinnacle Residences.

After KLCC is build and completed; the focus on property investment swift totally to land parcel which is near to KLCC. The nearer the more expensive.

Even a condo that simply can "view KLCC" command a higher price. Go figure.

The Sail @ Marina Bay is 100% residential. Launch at $700 psf before casino was even announce. I know because I own The Sail.

Astaka do have commercial towers. Just shorter.
Shopping centre and also service residences.

Time will tell. Do have to worry for others.

Time will be the judge.

Going by this theory, will the 100 storey Najib tower experinece the same phenomen?

JB is not. and the quality of the population in JB is still not efficient/productive as compared to KL. For JB to succeed, the population numbers and quality still has to go up. While I agree that over time, JB will flourish, question is... how much time?

Based on my experience on engaging contractors, the skilled ones from Malaysian are already in Singapore or from KL. The contractors still in JB are still below my expectation.

Singaporeans only small percentage rich and they are part of the elites.

The elites are the men in white and their kakis sapu almost everything.

Only crumbs for those fortunate enough.

Any business making good money sure got swallow by GLC. Observed this when working in government linked companies.
