20 years after VP... during construction period, bank only charge interest on disburse amount and developer will pay interest under DIBS. No payment will go to capital repayment. Hope this help.
I signed mine on Oct and just concluded my loan legal on 21 Nov. The lawyer said they are filing for state consent..will mail me SPA and all.documents once done..

When buying.. agent asked me to take dibs..
which i refuse..why pay 5% more.. now giving 5% discount is like back to "square one"... no diff.
If i recalled correctly.. its 80% on purchase price. Not nett price.
