Another option is to rent first. No hassle and much lesser commitment for a start. Since it is for retirement purpose, it is better to invest once you are more familiar with the property and the surrounding neighborhood. The legal procedures and banking requirements will be more visible to you...

Agreed too. To be frank, Precinct 8A and 8B are quite far from it. Another advantage to be near to Surau is the area tends to be better taken care of by the state government.

Good to know that. Thanks Mingchye. Because it really doesnt make sense to have a public facilities in a G&G private property.

How are the guards going to control the public from entering Precinct 8 for Friday prayer? Public facilities in a G&G private property. Your guess is as good as my guess.

NI Precinct 7A is located on a higher ground and far away from the mosque. It is next to the last piece of land for NI semi-d. Owners are getting their keys by end of the year but I can see a few listings for sale now.

Indeed it is a bad news for NI and they are learning from their mistake. Have to give credit to Precinct 6 residence for taking quick response in setting up an urgent meeting addressing the recent security issue. This is an advantage of having majority occupied by ownstay buyers against...

Mine at 7A... end lot and the intermediate next to it. most probably flip the units coz in the near future I will not be in JB or Singapore. But my wife and I love the end lot.... at highest ground of NI, the front gate facing the extra 20ft land of two end lots, side has another 20ft common...

If you can only manage 70% margin then the profit yield will be somewhere around 20-25% instead of the initially calculated 60-70% based on 10% downpayment. If you think 20% is reasonable and you can sell it off at RM500k (which I think so) then it is not as risky. All investment has its own...

It is a good investment opportunity for the locals.... make downpayment 10% for phase 7A intermediate unit at RM45k. Phase 7A is completing by end of the year. Upon handover, sell it at RM500k... say lock-in penalty and misc charges at RM20k... nett profit is RM30k (RM50k - RM20k) which is 67%...

I was told by the sales that stamp duty and legal fees are not free. Approximately RM20-30k pending on your purchase price. FYI all other development is absorbing stamp duty and legal fees. Maybe that's the reason it is priced lower by RM20k from indicative price. Adding extra information...

or i will re-phase my question... Would you pay 30% more to get a weekend home in HH as compared to NI? Assuming it is the same build-up.... so 30% premium on HH x-factor.

Dear friends, If you are given a choice between: - Nusa Idaman unit at RM500k VS Horizon Hills unit at RM650k (assuming same build-up) Assuming you are using it as weekend home with family (wife + kids) and will probably visit only 2-3 times in a month. So which will you choose?
