    I can verify that it is Not quite true. I'm Malaysian, living in Singapore. Took MRTA, had to undergo medical exam including blood, urine test, threadmill, ECG, chest X-ray, etc... This is far more comprehensive than the mortgage insurance I just got this month as well for another property...
