3-room flat in Bidadari sold for S$930,000, record high price in Toa Payoh area​

Still has a long lease of about 94 years left.

A three-room Housing and Development Board (HDB) resale flat in Bidadari estate was sold for S$930,000 on Oct. 4, a new record high for its flat type in Toa Payoh.

It surpassed the previous record sale of S$920,000 set by another three-room flat in the same block on Alkaff Crescent, just three months before in July.

In both transactions, the flat occupied 764 square feet, and had a remaining lease of about 94 years.

The latest transaction is roughly S$1,217 per square foot, almost double the average price per square foot for three-room resale flats in Toa Payoh, according to 99.co.

EdgeProp speculated that this flat fetched S$10,000 more than the one that sold in July because of its position on a higher level — the 16th to 18th storeys — compared with the other flat on the 13th to 15th storeys.

To date, the priciest three-room HDB flat sold in Singapore was located in SkyParc @ Dawson in Queenstown, which went for S$935,000 in April 2025, according to 99.co.
