Even that is too low SES for the low SES Tiongs here. Minimum standard should be what you find at Scarlett.
 
It is my opinion that Donki, Muji, Daiso, some niche Korean marts and Scarlett should band together and occupy one single mall. You can also add Ikea to it. And some other shops selling 'cute' things e.g. Pop Mart. You must meticulously curate what kind of shops you allow to occupy retail space in that mall. That means no massage shops or tuition centres or a standalone food court.
