..Developers doesn't seem to understand the long term view..... only keep spending $$$$ in Fake Gurus to sell.....

When l look at the rental rates for this Eco Botanic , it costs 3500rm to rent one.
Is it high or it can go much lower.

On my god. Staying in such a massive place and only paid around Rm1800. Whereby all the physical mainteance is being borned by the landlord. Why do you need to own your own home in Johor ? Just rent one and buy your own 2nd or 3rd hand car to move around. It suffice.

Just so that you know, the asking price you see is nothing close to the real transacted price. The ads on iproperty is 80% rubbish. Some have been there for years. They’re just baits to attract calls. If you want to rent, just ask for any price, it is highly flexible.

You mean a monthly rental of rm4k unit to 5k unit , you can drive the price down by 50% at least ?

No I did not day that. I meant there are way too many fake or outdated ads. I’ve ever tried calling one seeing that the deal sounds reasonable but it was also fake. So the fakes could go both ways, too high or too low. In terms of rental, I rented out my house for 8k during the first 2 years. After that I struggled to even get 4K, so I sold the house.

Looks like totally unfurnished. Plus Eco Botanic have many houses near the high tension power lines. Better to go for Eco Spring or Eco Summer (terrace house - rm1,800 for unfurnished definitely doable). If foreigner threshold drop can even buy Eco Summer - market price about rm700k plus. No high tension power cables anywhere in sight plus short driving distance to Aeon Bandar Dato Onn.

yesterday i was at TD point retail mall. I did not go in and take a further look.
RM1800 for a semi detached, why not ??

In Singapore, $600 sgd can only get you a room and don't know if wifi is being thrown into it.

RM 1,600 for Eco Summer terrace house. Should be able to negotiate lower especially if you are willing to commit more than 12 months and no requirements on extra furnishing. Get some Ikea furniture and a second hand Toyota Corolla or Honda Jazz and you are set.

That's why suggest rent and not buy. Standby is to apply for MM2H. The fixed deposit requirement don't need to be placed in depreciating MYR - just open a multi currency account.

Even rent too. U may be quizzed if u stay too long there. 1 mth stay is for bona fide visitors to Msia. But if u rent is to apply for MM2H then should be ok.
