Hi, heard the problem is the road outside. Yeah the Bayou village, the rest are all too expensive. The township indeed look kind of messy. The advantage is it is already built and so no problem of not getting built. Kind of overwhelmed by so many choices

From what i recall they raised the price in Leisure Farm dint they? I am not in touch what is the current price but i believe it is the most expensive among other properties in JB. Ok my issue is you actually need to drive quite deep in, you prolly might recall first you need to pass the main security gate, then you need to pass the gate of the development itself. I presume you looked at Bayou Water Village?

So it is quite far away from shops and conveniences isn't it? The nearest township is Gelang Patah which is very small and kinda messy.

Leisure Farm sells on the concept of lifestyle. They have Polo Club, Equesterian school and all that. I actually went there to do an afternoon of horse-riding before, it is open to public.

Leisure Farm was the very first property i viewed 2 years back, before i knew anything at all about JB. After seeing properties outside were a lot cheaper i wrote off Leisure Farm and dint really look at it since.

The thing about Malaysia, or Johor, is that you can't expect nice classy environment. Malaysian have a habit of doing crazy extensions/renovations to their house and change the whole facade, there is very little control. I think the most "classy" for now is East Ledang and Horizon Hills, but i wouldn't bet that they will remain that way for long! Won't go wrong if you buy something not so expensive, but please do make sure location is good and it has gated security.

Hi coolsaint, over the weekend I went to see Leisure farm and also Nusa Idaman.

Leisure farm seems a nice place. Any views on that place? I read the living in JB forum that there is security concern?

Nusa Idaman seems more messy with people hanging clothes everywhere outside and read in the forum there is more Malay?

That is why i dont believe the price will hold up. Probably spillover from the property price boom in Singapore. A lot of Singaporeans bought houses in Johor, but after a while they might find it a bit tiring to come during weekend, clean up, rest, makan, sleep... next day about time to go home.

Have been to Nusa Duta actually, but not Nusa Idaman as understand no more corner terrace around from developer. For Nusa Duta, heard they increase their price from their last launch in Sep 09 of 428 to 518k now and that kind of increase seems very high for me.

Actually I like Horizon hill but their prices are all so high and that is why I started looking at other areas. Also, I noticed many HH houses are empty and some with overgrown grass. There is a tenanted corner terrace unit that I viewed that the grass is so overgrown and I wonder whether most units will end up like that.

I would chose a place that "gurantees" me smooth traffic most of the time. I tried Woodlands a few times and almost gone nuts. Kulai is really "heartland" already. Because there is so much choice, i strongly advise you not to compromise. The houses at NUsa Idaman and Nusa Duta are pretty ok and still reasonably priced. Do look for more "cosmopolitan" areas so that you wont be targetted. The criminals lurk around, you don't see them and they are anywhere and everywhere. Many car windows smashing cases occur at brightly lit crowded areas in broad daylight in front of security! eg. Jusco Bukit Indah, Carrefour Sutera Mall.. etc.

Hi, Coolsaint, thanks. The Woodland traffic really that bad? I heard there is a new EDL that can connect direct to CIQ at Woodlands and so considering. I've even considered as far as Kulai as it is more for future retirement. Are you familiar with Kulai, such as the crime situation there? Thanks.

Adda Heights is more towards the JB city side, somewhere off Pasir Gudang highway. Sorry not too familiar, but if you are Singaporean i strongly advise you to get something at the Tuas second link side. The Woodlands side traffic will kill you...
