I REFER to last Friday's report, 'In firefighters we trust (but not property agents)', which placed property agents as least trustworthy.

The online poll of 760 people conducted by Reader's Digest magazine is inconclusive.

The Public Perception & Expectations of Real Estate Agents survey conducted by Ngee Ann Polytechnic, involving 1,041 respondents and reported in the media two months ago, revealed that 81 per cent engaged property agents in their real estate transactions.


Of the total number of respondents, 68 per cent were tertiary-educated (diploma to postgraduate qualifications). From these figures, it can be deduced that well-educated consumers trust property agents enough to appoint them in their real estate transactions.

Unlike any consumer or insurance product, the purchase of a property may cost millions of dollars and often involve the consumer's life savings. Yet 843 people in the Ngee Ann Polytechnic survey enlisted the assistance of property agents in their real estate transactions.

This would appear inconceivable if property agents were the least trustworthy. In fact, of the remaining 19 per cent of respondents who did not use estate agents, less than 20 per cent of this group attributed their decision to 'lack of trust'.

That means fewer than 40 people out of 1,041 respondents actually said they did not trust property agents.

Moreover, 65 per cent of respondents were satisfied with their estate agents' services and 67 per cent rated them between 'satisfactory' and 'excellent' in the key attribute of Fiduciary, which referred to confidence and trust in an ethical relationship.

While the estate agency profession has not been adequately regulated, we do not agree that this is tantamount to being least trustworthy. The recent negative publicity of rogue estate agents is an exception and does not reflect the majority who value professionalism and integrity. We will all do well not to lean towards over-generalisation.

A RETIRED secondary school teacher, two private school teachers, an IT manager, and two businessmen were among 36 names from Singapore on a list of people exposed in the United States for buying fake diplomas and degrees.

The 9,612 names were taken from computers seized as part of Operation Gold Seal, a US Federal case that led to eight people pleading guilty to conspiracy to sell fake degrees from St Regis University and other fictional colleges based in rural Washington state.

The husband and wife ringleaders, Steven and Dixie Ellen Randock, have been sentenced to three years in prison.

The Washington-based newspaper, The Spokesman Review, ran the full list of names on its website on July 28. Buyers had paid the degree mill US$250 to US$5,400 (S$350 to S$7,500) for bachelor's and master's degrees, as well as doctorates.

The Straits Times contacted more than a dozen of those on the list and confirmed that six had bought the degrees. Four of the six had listed the degrees in their resumes.

Two admitted they had degrees from the listed universities but claimed they were unaware that these were degree mills.

The Education Ministry said it will investigate the case of the teacher to establish if any offence has been committed. But it said preliminary checks show that the teacher, who was recruited as a non-graduate teacher, had not used the 'degree' in question for placement.

MOE said the teacher is currently re-employed as a non-graduate contract adjunct teacher.

Businessman David Tan Leng Huat said he had merely enquired about a degree from St Regis University but had not paid anything.

Private school teacher David Nelson Samuel said he paid more than S$4,000 for a BA from St Regis University, but only found out later that it was unrecognised.

A Mr Joseph Ferguson was listed as a trainer at the Asian Life Skills Centre at North Bridge Road which runs courses for English Language teachers. His credentials include a BA (Business) and MA (Education) from St Lourdes University, one of the exposed degree mills.

But the centre's managing director Joseph Chee said the American had left the centre last year and expressed surprise at his fake credentials.

Dr Tan Tee Khoon, a Christian author and head of Knight Frank Property Network, said he is not the Tan Tee Khoon named for having bought a Master's in Divinity.

Dr Tan, who has a PhD in marketing from Templeton University, New York, said he was 'aggrieved' when he heard someone with his name was on the list.

Which University ? Since a similar name was listed as a graduate of the bogus university, Dr Tan should disclose the name of the University he attended. I'm referring to his Divinity qualifications, not Marketing.

property agents??? trustworthy??? used to be one many moons back during the 90's golden age of property. what i can say is, agent all snake. whatever they tell u all got their own agenda and buyer dont even bother to get a agent, why? all agent hope to close high to get higher comm. so even buyer got agent also wont help u to get cheaper property. another thing is, buyers pls dont even bother to pay any comm, why? since the agents already represent owners, they will have to do the paper work and take comm from owners. so buyers just look out when you are signing papers, dont sign blindly! dont sign the comms agreement! y both party must pay??? did he help u in anything?

pls dont go short cuts as suggested by agents! u maybe trapped and at their mercy!!! owners, dont ever sign exclusive. if u sign, make sure come with a expiry date like 3 mth etc. do some homework as buyers or even owners when u want to sell your property. dont be lazy!!! i know a lot of sinkapoorean very lazy!!!

Only small/minority are very honest and trusted.

Yeah right .... 'Tan Tee Khoon' must be a very common name in Singapore. Just pure coincidential that another Tan Tee Khoon also into religion work ....

I trust my property agent who helped me buy and sell my previous flat. Nonetheless, at the end of the day, he is making a living. So even though he is trying his best to be honest, he needs to move fast and close deals cos he is commission-based. I need to be firm with him at times.

Most property agents are dishonest.

This is the only Templeton University that I found in google. It's not in New York, but Nevada.

It's a bit shady, don't you think so ?

Where on earth is Templeton University ? And what about the University that conferred him his Doctorate in Divinity ?

i believe that the advice these property agents dished out would be completely objective because the sales of the property could potentially affect their income directly, and i supposed these property agents wouldn't do anything silly so as to jeopardize their income? :biggrin::biggrin::biggrin:
