Singkie land is next as all going next door to mudland to do shopping...but honestly mudland cost difference is not worth the time
 
Shenzhen is to HK what JB is to Singapore.

Nowadays HKers go to Shenzhen to shop and eat and then fan out from there to other cities on the high-speed rail. HK has lost out in term of cost, variety, infrastructure and size.

Let this be a lesson for Singapore. We'll go the way of HK if the govt doesn't relook its land-pricing policies.

It's the other way round currently.

who cares? just dont rent from greedy landlords, let them default on their mortgages

Wrong analogy. Malaysia is more democratic than Singapore - how many times has the federal government changed since its independence? How many times for Singapore? Maybe mixing with jiuhu will make us more democratic (we can hope).

What's doing Singapore in is not communism or socialism. It's a kind of neoliberalism that focuses primarily on the rentier mechanism, where excessive 'rent' is extracted from property and financial capital instead of production of goods and services, resulting in astronomical rent and high cost of doing business. Retail and F & B are taking a beating with only the big boys and chain stores surviving. Many MNCs are leaving or retrenching. Entrepreneurship and innovation suffer in a high-rent environment, with many bright young people preferring to join an MNC or GLC rather than starting their own ventures.

And if you think property prices are beyond the govt's power to control, think again. The government owns (directly or indirectly) 80% of commercial property, and all land sales revenues booked by SLA (including HDB sales) are not included in the Budget. Go figure.

Hong Kong with rental seeking mentality is suffering because the market is not great and being affected by the china's real estate meltdown (which is still melting). Rich people has their wealth greatly subtracted and if the rich are not investing and business not making profit , the working class will also suffer. The working class too own property, but this property melt down also makes them much poorer in terms of absolute $$$.

That's why the tap $ stop in Hong Kong ... The Cheng family has to refinance loan to pay for their existing loan. Family CEO being asked to step down.

Hong Kong demised is part of the effect of communist party rule and part market also.

Despite all these issues with HK....Heaps of Tiongs still clamour to work in HK...just like mudlanders clamour to work in Singkieland

The difference is ....the price difference between chicons land n Hong kie land is huge...greater than between singkieland n mudland and the border crossing is soo much easier and fasterer than the causeway...tat why all Hong kie are moving to chicons land
