You can buy a condo under your own name. If you want to buy pte property you have to form a company. So you will need the help of a law company to do this.

Thailand safe or not? can get whacked easily by people with guns or not?

taxi no good like KL. You are fine if you don't do business in Thailand.
Thai businesses are tricky and their listed companies have two sets of accounts.

Otherwise good food, good people, good sightseeing.

I'd like to spend more time there before deciding whether to get a long stay visa. Initially I might use an education visa to learn the language. An education visa is also for 10years.

Only been to the south like Hatyai, BKK & Pattaya. Still haven't visited the north e.g. Chiangmai, Changrai,... I may decide to spend my time between a few places like Spore, Thailand & Australia. My place in Spore is fully paid for & quite convenient.

I think it would be easier living in LOS than in Spore. Motor bikes & cars are cheap & when you get older they make grocery shopping easier as you don't need to carry the heavy stuff. If you don't like to cook you can either eat out or hire a part time/full time maid to help with the cooking & cleaning.

In Spore getting a maid is a hassle because of all the gov't regulations e.g you must pass a course, you must show that you have enough $$$ to afford a maid, you must send the maid for regular pregnancy tests, you can only hire girls who are X old and above, you must use a maid agency, you must pay a monthly maid levy, ...

In Spore I've lived on private property & in condos. Pte property is quieter but it's harder to keep clean because of the larger area. Condo living is more appropriate when you get older because you don't really need a large area.

Spore is also getting more dangerous with zika, dengue, foot & mouth, bird flu,..... and the influx of foreigners from the 3rd world. Don't forget about the haze problem.

How does a Thai majority limited liability company allow foreigners to buy property?

Buying property with a Thai majority company is fairly common for foreign investors. Over 50% of the shareholding in a Thai majority company must belong to Thai shareholders. Articles of Association and preferred share structures may provide protection to foreign minority shareholders. Proposed changes to regulations governing the business activities of foreign nationals however, have made the use of Thai majority companies less attractive than in the past. A fuller explanation of the proposed changes may be found on the Thailand Law Forum.

You have to buy a pte property under a company name. The company has to have thais in it & that is why you need a law firm. The lawyers can act as members of the company. There are many law firms which specialise in creating these companies.

You don't need to marry a thai to do this. This loop hole is being used by many farangs & it is unlikely that the thai authorities will close it because it brings in $$$ & one can imagine the anger from the international community if this loophole is closed because they would lose all the $ they have use to buy these properties.

However keep in mind that the lease hold on land is not 999 years. I think it varies depending on where you are in Thailand?

It would be much simpler to just keep SIN$120,000 in a Thai bank for one year & get 1.5% interest on it.

Whenever I am in LOS I get more exercise because there are more places to see & things to do

It's common in Pattaya to hear Thai girls calling out to men in their 60's, 70's ,.. and calling them "handsum"
I think it is because thais "respect" the elderly

For interested in retiring in Thailand, the rules were changed on 22nd Nov 2016 to make it easier.

To qualify you must be 50 or older.
The 10 year visa costs 10,000baht(SIN$400)
Have a monthly income of 100,000baht(SIN$4,000/month) or have 3 million baht($120,000) in the bank for at least 1 year

Unfortunately, Sinkie's CPF is locked up so old folks can't spend their hard earned cash on Thai Gers.

This is the problem. Thai men will cheat you; Thai women with cheat you with Thai man. Always the same ending.
