I am new here and this is also my first time buying an overseas property. I am very interested in D'secret Garden at Kempas and would like to know if any bros has the updated price list for this project. Spoke to a Huttons agent and was quoted RM1.02 million and above which I find it kind of steep despite there will be rebates given and fully furnished. Am looking for a 3 bedroom unit preferably type D.

Welcome. May I ask how big is the unit and how much is it psf? You may want to benchmark with neighbouring projects. Fyi, I recently backed out( just this month) from a bumi release lot in Sky Gardens Setia Tropika. It was a high floor unit( abv 15th) going at 3XXpsf. A 3 bedroom unit, price was 430K. Even at that price as an investment I feel its not worth it as I booked it with rental in mind and it cant even fetch me 2K in that location. Over 1M seems a bit high for Kempas which isn't a central location, unless for some reason you're keen on that area. Of course if its for own stay and you like the project then you may have other considerations.

I am not selling for citrine. Lol. I just appreciate their masterplan and reasonable pricing.

The price still valid wrt 2 weeks ago when I was at the showroom. Just note that the cheapest 1 bedroom low floor all sold out, left with 28 floor and above. You have to go down and ask them the current price, they will not tell you over the phone.

They sell direct. No agent. No showroom in singapore. And they don't join those property shows at suntec. They seem very confident, you interested you walk in to ask, they will professionally show you around.

Let me try to recall. The absolute cheapest unit was the 2nd lowest floor of the smallest unit (1bed room, 626sqft) and it should be around 500k.
But all 1bedroom unit all sold out all the way to lvl 27. So the next cheapest available was lvl 29 and should be around 540k after the discount.
This info 2weeks old already and based on my memory. Suggest you drop by their showroom to get the actual number and see the clear water lake.
And yes, this is within medini and enjoys all those specials. Also 129 years leasehold.

Iskandar Residences is next to Medini Square, closer to retail. GM is much closer to Gleneagles (1 min vs 7 mins for Iskandar Residences).

GM closest retail is Mall of Medini for now I believe (7 mins walk).

Rental wise, which will prove superior?

are you familiar with sunway south quay in KL? how big is the lake compared to south quay's lake?

GM now in the 900+ psf region for studio 474 and 517 sq ft units.

RM540K is out of my budget unfortunately coz many bullets spent firing at Zone A.


i think this is better than GM. how much is GM asking for, for the same size? same price, right? this one sunway project .

I have never been to south Quay. The lake at citrine doesn't look very big, but can see the effort put in to make the water clear and nice landscaping. Adjacent to this big pond they are making another one, filtering of water in progress. When completed I would say a jog around the 2 big ponds will be around 800m.
Oh.. just beside citrine is the avira, they also have a big pond of similar size. So this apartment is surrounded by ponds. Should be quite cooling living high up.

I like you, must ask tough questions to developer so we know they are actually good or not. I asked them this question too, they already have an answer. The pond has a flood gate and if overflowing the water will be released into the sea 500m away. I did a site survey and found that this land is higher than sea level so the water will just flow down using gravity.
I can't say for the avira pond as they don't allow people to go in.

I have done very detailed study of this area and the apartment. Even studied the direction of sun during different times of the year and it's effect on the apartment.

Yes if you are referring to the 626 sqft type stacks. They called this the puteri harbour view.

Since I sensed a few of you have the same interest as me. I will share more info. Remember there is an approved southern access road to be built by 2017? At the entrance to sunway there will be a petrol station and maybe a macdonalds, will be announced soon.
And the international school beside citrine is building now to be ready by 2017-18 offering IB programme.

Hello, I am going by what I see on Propertyguru. The average unit of this size is asking 2K ( so I conclude they will settle fro a bit less) and some are asking as low 1800. Likely lack of public transport and malls is a cause as condo dwellers usually look for these.But for own stay its nice, I viewed a unit on 20th floor, same stack as mine. There are KFC, pizza hut, shops downstairs.

good sharing. another good thing i felt is sunway has a succesful track record in KL already with their subang jaya projects. as they will be the master developer for the whole plot, they can better control the different components of the development (mall, hospital, school , etc). looks good. the sunway school being built is good catalyst too.

risks are market oversupply & lack of population at the moment. sales may be slightly slow too. 328 units if really good will be wiped clean within a week. price is not REALLY that cheap either.

anywaaaay... so zoom in a bit (lazy to go JB too often these days too cos don't want to pay the toll), the 626 sft stack has PH view but can't see any sea at all, right?

Can see the straits of johor, if that can be considered the sea.
Can see the big pond in avira also.
Sales not fantastic, about 50 percent sold as of 2 weeks ago. Maybe because they have not 'launched' yet. Big units are less popular.
