Why didn't Newbie2012 report that post(shown below) and say that I'm advertising HH in EL thread?
Agree, thats why i don't agree with it, it doesn't justify an infraction and i think its just you trying to be helpful.
I think so far i have only ever infracted those who spam endlessly and never much about anything else so i was
quite surprised to see that. Peace out.

    Hi Investor and Wuqi,

I apologise for any bad feelings caused by me. As I always said I am always brunt on matters that I personally don't see eye to eye with but I don't meant to target anyone in particular or take it out personally on anyone.

I was giving the infraction reporting feature my first try as the opportunity presented itself here when I thought that it is not so right for Investor to post a link to EL on HH thread. Though he was just being helpful but he as a EL owner himself, has to exercise some caution here as his helpful action might disturb other HH owners. I also feel that MC should have asked for what he wants of EL thread in the EL thread instead.

About Investor posting a link to HH in EL thread, I personally don't see it as his intention to promote HH; I see him trying to do a better promotion of EL with bigger pictures within EL thread by learning from HH thread. You can't say Samsung Engineers are promoting Apple IPhone when they bought a IPhone to fiddle around with it's features to create similar features in Samsung Android Phones.

Let me be the bad guy and Investor be my sacrificial lamb ( sorry abt this, Investor ) to try to maintain some decorum (agree with Wuqi's point on this) in the individual property threads if not others might just follows and start posting links to their own property thread in other property threads.

Its a smaller development compared to The Greens. Only one row of link houses with the rest clusters. Pricing not out yet, can pre register now and give 30k cheque. When pricing out, expected by end Sept, you can choose to go ahead with booking or take back cheque if you dont like the pricing. As each lot already has people indicating interest they have first right of refusal. At the time my fren and i were there this morning, sales says if we book we are 2nd or 3rd in line for refusal. My fren interested in their 35x80 cluster.

I think they want to determine the response first before setting the price. If there are 10 potential buyers for one lot, most probably terraces will be priced from rm1.4m

There are still bungalows for sale at the hills from developers from just rm2.6m. I wonder why there are even buyers for resales which are asking for as high as rm4m

    .....
They are trying to get as high a price as possible from the market. So if you are buying for speculation, there will be little meat left. Investors should learn to be smart and united and don't be so willing to quickly give them a cheque if they want to get good pricing. If you want revenge on them for high pricing, give them dub cheques to teach them a lesson or simply withdraw as a whole group after their pricing is out. Fool them for once so that they won't anyhow price high high again.

Bungalow buyers are people who are not street smart and it is very hard to gauge their behaviour. They are rich and make their money fast from elsewhere, maybe a few lucky ones from casinos. So they can surprise with their purchase and greedy sellers get lucky once in a while with their extraordinary asking price. Also possible that the sale agent for that particular bungalow is a pretty gal and the rich buyers wanna impress her and make her smile. You know how rich people who make easy money behave....

Disagree with what you post below as it only reflects how you think. I dont think the bungalow buyers are as stupid as you believe they are. Hopefully you wont be a buying a bungalow at some stage....

True, it only reflect how I think only. I think they are rich enough to petty bargain the price down. Of course some will petty bargain, those who work hard and save a lot to become rich but those who strike rich will behave erratically from normal people. And I didn't say they are stupid, they just need not have to drive a hard bargain.

One of these days must teach them heavy lessons. Anyway i heard from some agents that sales of terraces which are priced at rm 800k and above are very very slow esp in HH. It does looks like the sales are not moving. Resale market is very strong now though.

Best to head to the property gallery so that you can have first hand view of the place.

They open at 9am on weekdays and 10am on Sat/Sun. Am confident about this.

Am not too confident on their closing times, I think weekdays 6pm and weekends close 5pm.

for those who has bought houses in NI and HH,rest assure that their developer UEM and Gamuda Land are reliable and trusted
public listed company in msia..UEM as we know is the highway builder PLUS that is why they make sure accsessibilty to your houses is make convenient...frankly if i've the cash i wouldn't mind buying a house there, unfortunately for me in the mid 90s i invested
in a apt somewhere in johor which has given me headaches to this day.

here is somemore pics that i've taken and some are for sale in the market.

The sales gallery is at the golf club.

Keep these somewhere within easy reach:

    1) Torch - First thing you can reach so that you can look for items 2)-4)
    2) Mosquito repellant - Use this if you are particular about the smoke smell from the mosquito coil.
    3) Mosquito coils - Use this in addition to (2) if you want to repel mozzies from a particular area/room.
    4) Big white Candles - Use these to light up areas/rooms. More efficient than leaving the torch on.

Kerosene lamp can be useful but be very careful as they are a fire hazard...more dangerous than candles.
